Job description

Job Title: Physical Security Project Manager

Location: Gloucester MA

12+ Months Contract

Key Responsibilities

Project Delivery & Execution

  • Review and intake physical security project assessments provided by business stakeholders.
  • Hiring Manager is seeking a candidate with experience in construction project management, C-CURE, and video systems.
  • Manage end-to-end project workflow, including mobilization, design coordination, installation, commissioning, and security operations handover.
  • Develop and maintain detailed project schedules, milestones, and deliverables track progress and dependencies across multiple stakeholders.
  • Prepare programming sheets and technical inputs for security programmers and system administrators in accordance with design standards.
  • Close out projects using commissioning documentation, acceptance criteria, and key performance indicators (KPIs) to confirm business requirements are met.
  • Provide periodic status reporting on all deliverables.

Stakeholder & Cross-Functional Collaboration

  • Partner with stakeholders and vendors to ensure coordinated execution.
  • Communicate project status, risks, timelines, and dependencies through regular written updates and stakeholder reviews.
  • Escalate schedule delays, risks, and major obstacles to leadership with clear mitigation recommendations.
  • Act as a trusted project interface between technical teams and business stakeholders, translating security and technology requirements into executable plans.

Vendor & Financial Management

  • Track materials allocation, installation sequencing, and vendor deliverables for security design and implementation.
  • Support project budget planning, tracking, forecasting, and variance reporting.

Standards, Governance & Continuous Improvement

  • Ensure all projects comply with Applied Materials Security Design standards and best practices.
  • Assess project designs and implementations for scalability, sustainability, and long-term operational impact (e.g., network capacity, system expandability).
  • Maintain process documentation, standards, and best practice guidance for physical security technology.

Functional Knowledge

  • Physical security project management professional with strong domain expertise.
  • Demonstrates in-depth knowledge of physical security technologies and project delivery, with working awareness of security operations.
  • Maintains familiarity with industry-standard access control, video management, and integrated security platforms.

Business Expertise

  • Anticipates business, regulatory, and operational risks within security projects.
  • Recommends process, technology, and delivery improvements to enhance efficiency, resiliency, and business alignment.

Leadership & Project Management

  • Leads security projects with moderate to high complexity, risk, and cross-functional impact.
  • Establishes project execution strategies, governance structures, and delivery cadence.
  • Influences without authority by aligning diverse stakeholder groups around common objectives and timelines.

Problem Solving

  • Resolves unique and unexpected project challenges requiring conceptual and innovative thinking.
  • Applies structured problem solving to technical, scheduling, and stakeholder issues with broad business impact.

Interpersonal & Communication Skills

  • Communicates complex technical and project concepts clearly to technical and non-technical audiences.
  • Produces clear documentation, workflows, and instructions for security operations and business stakeholders.

Experience & Qualifications

  • 10+ years of progressive experience in physical security, security technology, or infrastructure project management.
  • Demonstrated experience managing multi-site or regional security technology projects.
  • Working experience with enterprise security platforms (C-CURE, Avigilon, intrusion detection) and systems integration concepts are required.
  • Project management experience using structured methodologies, scheduling tools, and reporting frameworks (PSP, PMM, Agile).
