About the role
(This is an on-site position.)
  • Granite Management LLC is seeking a Community Manager (CM) to oversee all aspects of assigned property operations, including but not limited to leasing and marketing strategy and execution, maintenance oversight, day-to-day property operations, and budget monitoring and enforcement. The Community Manager is responsible for the implementation and oversight of all property-specific initiatives and reports directly to the Regional Vice President (RVP), with frequent interaction and on-site visits.

What you'll do
Oversight
  • Responsible for property leasing metric management, monitoring and accountability to the RVP
  • May directly supervise one or more team members, as assigned based on portfolio needs, and is responsible for leading, coaching, developing, and managing the performance, activity, and output of assigned direct reports and property staff.
  • Manage all vendor/subcontractor relationships
  • Determine Marketing Liaison (ML) capacity utilization necessary to effectively perform work required while limiting both over and under staffing
  • Maintain general compliance from a governmental/legal, lease/contract, safety and all other enforceable items
  • Monitor internal compliance on all technician related standards
  • Help maintain all supporting digital and physical information and files

Leasing and Marketing
  • Successfully meet renewal leasing targets for existing tenants
  • Sign new leases to meet property leasing goals
  • Identify the most effective marketing path for the property while maintaining the integrity of the marketing budget

Budget
  • Assist MP in formulation of pro forma annual property budget by assigned deadline each year
  • Monitor applicable individual property budget on an ongoing basis as frequently as required for effective performance
  • Address all significant budget variances and develop immediate plan of action

Qualifications
Education Requirements: Bachelor's degree (preferred, not required)
Experience: 2-3 years of experience in property related management (REQUIRED)
