What is a contract real estate investor?

A Contract Real Estate Investor is an individual or entity that purchases, sells, or assigns real estate contracts with the goal of making a profit. Instead of buying properties outright, these investors often focus on securing contracts to purchase properties and then selling those contracts to other buyers, a process known as 'wholesaling.' This approach allows them to participate in real estate transactions with minimal upfront capital and less risk than traditional property investment. Contract real estate investors must have a strong understanding of market trends, legal requirements, and negotiation tactics to succeed.

What are the key skills and qualifications needed to thrive as a contract real estate investor, and why are they important?

To thrive as a Contract Real Estate Investor, a solid understanding of property valuation, market analysis, and real estate law—often supported by relevant coursework or prior real estate experience—is essential. Familiarity with deal analysis tools, contract management software, and CRM systems is typically required. Negotiation skills, networking abilities, and attention to detail are critical soft skills that set top investors apart. Mastering these skills enables investors to identify profitable deals, build strong relationships, and navigate complex transactions successfully.

What are some common challenges faced by contract real estate investors when sourcing and evaluating potential properties?

Contract real estate investors often encounter challenges such as finding off-market deals, accurately assessing property values, and navigating competitive bidding environments. Sourcing reliable leads requires building a strong network with agents, wholesalers, and property owners. Additionally, evaluating potential properties can be complex due to factors like hidden repair costs, fluctuating market trends, and verifying clear title. Successful investors typically develop a systematic approach to due diligence and leverage technology and relationships to stay ahead in the market.

Our Vision

We’re Evernest, and we have a big, hairy, audacious goal to grow our business to managing 25,000 single family and small multifamily properties by the end of 2024. To get there, we're looking for a licensed agent who wants to work with investors to help them grow their rental portfolio. We will teach you everything you need to know about working with real estate investors. From how to underwrite/analyze a property, estimate rehabs, run rental comps and learn what it takes to manage and own rental property. This is an independent contractor relationship. You can set your own hours and are free to work your own leads along with leads we provide.

RESPONSIBILITIES
  • Work with existing clients to source and purchase rental properties
  • Assist clients underwriting properties
