What is a part time real estate investor?

A part time real estate investor is someone who invests in real estate properties while maintaining another primary job or commitment. They typically purchase, rent, or sell properties to generate additional income, but do not rely on real estate investing as their sole source of earnings. Part time investors often start with smaller projects or single properties and may gradually expand their investment portfolio as they gain experience. This approach allows individuals to build wealth and learn about the real estate market without taking on the full risk or time commitment of full-time investors.

What are the key skills and qualifications needed to thrive as a part time real estate investor, and why are they important?

To thrive as a Part Time Real Estate Investor, you need a solid understanding of real estate markets, property valuation, and basic financial literacy, often enhanced by relevant coursework or self-study. Familiarity with tools like MLS platforms, real estate analysis software, and online property databases is typically necessary. Strong networking, negotiation, and time management skills help investors build relationships and efficiently evaluate opportunities alongside other commitments. These skills are crucial for making informed investment decisions, maximizing returns, and balancing real estate activities with other professional or personal responsibilities.

What are some common challenges faced by part time real estate investors, and how can they be managed?

Part-time real estate investors often face the challenge of balancing their investment activities with other professional or personal commitments. Time management is crucial, as property research, tenant communications, and maintenance must fit around a limited schedule. Leveraging property management services or partnering with other investors can help streamline operations. Additionally, staying updated on local market trends and building a reliable network of contractors and real estate professionals can make managing investments more efficient and less stressful.

Job description

Part Time Real Estate Agent - Acquisitions | Real Estate Investment Company
Infinite Home Buyers - Fresno / Clovis, CA (Central Valley)
Part-time | 15-20 hours per week | Hourly base ($20-$25/hr) + Deal Bonuses + Listing Opportunities | On-site, not remote
About Us
Infinite Home Buyers is a Central Valley real estate investment company specializing in fix-and-flip projects and off-market property acquisitions. We are part of a family of established local companies with 10+ years operating in the region, and we are growing our acquisitions team.
The Opportunity
This is the perfect role for a licensed real estate agent who wants to learn real estate investing from the inside - or a newly licensed agent who has not yet built a large book of business and wants steady income while staying active in the market. You will work directly with ownership on real deals: finding them, analyzing them, negotiating them, and closing them.
What You Will Do
  • Help develop and execute strategies to find off-market leads (distressed properties, motivated sellers, probate, pre-foreclosure)
  • Write and submit offers on on-market properties that fit our buy box
  • Meet with potential sellers to build rapport and negotiate acquisitions
  • Run comps and help analyze potential deals (ARV, repair estimates, offer pricing)
  • Assist with light transaction coordination on deals under contract
What You Will Get
  • Hourly pay of $20 to $25 per hour - steady, predictable income
  • Bonuses on properties purchased, closed, and flipped
  • Listing opportunities: the chance to list properties we get under contract, adding commission income on top of your hourly pay and bonuses
  • Hands-on education in real estate investing - deal analysis, negotiation, and the fix-and-flip business - working directly with experienced investors
  • Flexible schedule, roughly 15-20 hours per week or as needed
Who You Are
  • Licensed California real estate agent (active license required)
  • Interested in real estate investing, or looking to build a secondary income stream alongside your agent business
  • Comfortable talking with sellers on the phone and in person
  • Able to run comps and understand basic deal math, or eager to learn our system
  • Organized, self-motivated, and reliable
  • Based in or near the Fresno/Clovis area with reliable transportation
Nice to Have
  • Experience with off-market lead generation, wholesaling, or investment transactions
  • Familiarity with tools like the MLS, PropStream, or similar
  • Transaction coordination experience
The Details
Job Type: Part-time. Expected hours: 15-20 per week. Pay: $20-$25/hr plus performance bonuses. Schedule: flexible. Work location: on-site in the Fresno/Clovis area - our office plus seller appointments in the field. This is not a remote or hybrid job.
