Project Manager

Project Manager - Commercial QSR & Restaurant (Tenant Improvement)
Position Overview
We are seeking a results-driven Project Manager to lead commercial tenant improvement projects for retail, quick service restaurants (QSR) and other restaurant/hospitality clients. The role is focused on delivering projects on time, on budget and to the required quality standards while coordinating cross-functional teams, contractors and stakeholders. The ideal candidate has strong commercial construction and QSR/restaurant experience and excels at schedule and cost control, client communication and site operations coordination.
Key Responsibilities

  • Lead end-to-end project delivery for commercial tenant improvement projects, with emphasis on QSR and restaurant builds.
  • Develop and maintain project schedules, budgets and cash flow forecasts; proactively manage scope changes and cost controls.
  • Coordinate permitting, code compliance, inspections and closeout documentation in collaboration with consultants and authorities having jurisdiction.
  • Manage contractors, subcontractors and vendorslead procurement, negotiations, contracts, RFIs and submittals; enforce quality and safety standards on site.
  • Serve as primary client and stakeholder contact; provide regular project status reports, budget updates and risk mitigation plans.
  • Facilitate pre-construction planning, constructability reviews and value engineering to optimize cost and schedule.
  • Oversee site logistics and construction sequencing to minimize disruptions to existing operations and meet brand operational requirements for QSR/restaurant clients.
  • Track and administer change orders, claims and payment applications; ensure accurate documentation for financial and audit purposes.
  • Conduct regular site visits, quality inspections and punch list resolution; lead project closeout and turnover including warranties and as-built documentation.
  • Mentor project team members and contribute to continuous improvement of project management processes and tools.

Qualifications

  • 5+ years of hands-on project management experience in commercial construction or tenant improvement projects; proven track record managing restaurant builds.
  • Demonstrated knowledge of quick service restaurant operational requirements, FF&E coordination, and MEP interfaces for food service facilities.
  • Proficient in project management and construction software (e.g., MS Project, Procore, Bluebeam, PlanGrid) and strong financial acumen for cost control and forecasting.
  • Excellent communication and stakeholder management skills; ability to interact effectively with owners, franchisors, general contractors and municipal agencies.
  • Solid understanding of permitting, building codes and inspection processes relevant to commercial food service projects.
  • Strong organizational skills, attention to detail, and ability to manage multiple projects concurrently under tight schedules.
  • Valid drivers license and willingness to travel to job sites as required.
  • Preferred / nice-to-have: experience with Tenant Improvement (T.I.), Quick Service Restaurant (QSR) programs, Hospitality and Retail projects, and certifications such as PMP, CCM or OSHA 30.
