Position: Project Manager


Position Overview

Vantage Builders is seeking an experienced and driven Project Manager to lead the planning, execution, and successful delivery of commercial construction projects throughout New England.


The Project Manager serves as the primary business leader responsible for project performance, client satisfaction, financial outcomes, risk management, and team leadership. Working closely with Project Executives, Superintendents, Assistant Project Managers, clients, architects, engineers, and subcontractors, the Project Manager ensures projects are delivered safely, on schedule, within budget, and to the highest standards of quality.


This role requires a proactive leader who thrives in a fast-paced environment, communicates effectively with diverse stakeholders, and possesses strong technical, financial, and operational construction expertise.

Key Responsibilities

Project Leadership & Accountability

  • Lead all aspects of project delivery from preconstruction through closeout and warranty.
  • Establish project objectives, execution strategies, staffing plans, communication protocols, and success metrics.
  • Provide leadership and direction to Assistant Project Managers, Project Engineers, and Superintendents.
  • Foster a collaborative team environment focused on accountability, communication, and continuous improvement.
  • Ensure all project team members understand project goals, responsibilities, and client expectations.


Financial Management & Profitability

  • Assume full responsibility for project financial performance.
  • Develop and maintain project budgets, forecasts, cost reports, and cash flow projections.
  • Monitor project costs, productivity, subcontractor performance, and procurement activities to maximize profitability.
  • Identify financial risks and implement proactive mitigation strategies.
  • Lead monthly project financial reviews with Operations and Executive Leadership.
  • Manage owner billing, subcontractor payments, change orders, contingency tracking, and financial forecasting.



Contract Administration & Risk Management

  • Understand and administer owner contracts, subcontract agreements, purchase orders, and consultant agreements.
  • Identify contractual risks and develop strategies to minimize project exposure.
  • Manage RFIs, submittals, change management, claims avoidance, and dispute resolution processes.
  • Ensure compliance with contract requirements, insurance obligations, and project-specific procedures.
  • Proactively identify and address project risks related to schedule, scope, safety, procurement, and financial performance.


Preconstruction & Procurement Leadership

  • Partner with Estimating and Preconstruction teams during budgeting, GMP development, value engineering, and scope development.
  • Participate in subcontractor selection and procurement strategies.
  • Lead subcontractor buyout activities, contract negotiations, and scope clarification efforts.
  • Evaluate constructability, logistics, phasing plans, and procurement strategies to support successful project execution.
  • Coordinate long-lead procurement activities and material tracking.


Schedule & Project Execution

  • Collaborate with Superintendents and project teams to develop and maintain project schedules.
  • Monitor critical path activities, milestones, and schedule performance.
  • Identify schedule risks and implement recovery plans as necessary.
  • Ensure proper coordination between office and field operations.
  • Drive timely decision-making to maintain project momentum and achieve project objectives.


Client Relationship Management

  • Serve as the primary point of contact for owners, tenants, developers, and key project stakeholders.
  • Build and maintain strong client relationships through responsiveness, transparency, and proactive communication.
  • Lead owner meetings and project status reviews.
  • Manage client expectations and ensure exceptional project experiences.
  • Identify opportunities for repeat business and long-term relationship development.


Qualifications

Required Qualifications

  • Bachelor’s Degree in Construction Management, Engineering, Architecture, Business, or related field preferred.
  • Minimum 5–10 years of commercial construction experience with increasing project management responsibilities.
  • Proven ability to independently manage multiple projects and project teams.
  • Strong understanding of construction contracts, project accounting, budgeting, procurement, scheduling, and risk management.
  • Ability to read and interpret architectural, structural, MEP, and civil construction documents.
  • Experience managing commercial projects from preconstruction through closeout.
  • Strong leadership, negotiation, communication, and problem-solving skills.
  • Proficiency with Microsoft Office Suite, Procore, and construction management software platforms.


Preferred Experience

  • Experience managing projects ranging from $1M to $25M+.
  • Massachusetts Construction Supervisor License (CSL) preferred.
  • OSHA 30 Certification.
  • Experience within one or more of the following sectors:
