What is a contract coder?
A Contract Coder is a professional who reviews medical records and assigns standardized codes for billing, insurance claims, and data analysis. They typically work on a contract or freelance basis for healthcare providers, hospitals, or insurance companies. This role requires knowledge of medical terminology, coding systems like ICD-10 and CPT, and compliance regulations. Contract Coders ensure accurate medical documentation and proper reimbursement while often working remotely or on a flexible schedule.
What are the key skills and qualifications needed to thrive as a contract coder?
To thrive as a Contract Coder, you need in-depth knowledge of medical coding systems, anatomy, and healthcare reimbursement guidelines, typically supported by certifications such as CPC, CCS, or RHIT. Experience with coding software, electronic health records (EHRs), and claims management platforms is highly valued. Attention to detail, time management, and effective communication are vital soft skills for collaborating with healthcare providers and meeting project deadlines. These abilities ensure coding accuracy, regulatory compliance, and efficient workflow in a contract-based or remote environment.
What are the typical work arrangements and environments for contract coders?
Contract Coders often work remotely or on-site for healthcare organizations, medical billing companies, or consulting firms, depending on the needs of the client. Assignments may range from short-term projects to longer contracts, with the flexibility to manage your own schedule and workload. Most contract coders collaborate virtually with other coding professionals, auditors, and healthcare staff, using secure platforms to handle sensitive medical information. This setup allows professionals to work from diverse locations while maintaining productivity and confidentiality. It is important to have reliable internet access and be comfortable with independent, deadline-driven tasks.

Job description
Hull Property Group is one of the largest, privately held retail real estate companies in the United States, with an owned portfolio in excess of 16 million square feet, specializing in enclosed regional malls. Our commitment to long-term ownership and redevelopment revitalizes and repositions properties that are vital to improving local economies in the communities we serve.
Hull Property Group's fundamental mission of inspiring success is the cornerstone to the continued development and refinement of our properties, our company and most importantly, our employees. We provide our teams with the unique experience of working in a small, family-owned, collaborative atmosphere but with a broad national focus. This offers employees diverse opportunities for personal and professional growth.
We are seeking a driven management professional with excellent interpersonal and problem-solving skills to join our team! Is this you?
POSITION SUMMARY
The Exterior Manager is responsible for overseeing all exterior maintenance and improvement activities across our portfolio of commercial retail properties. This position manages third-party contractors to ensure that grounds, parking areas, and landscaped spaces meet established quality and safety standards while maintaining compliance with applicable municipal ordinances and property regulations. The Exterior Manager serves as the primary point of contact at the corporate office for all exterior service vendors and is expected to make regular site visits to properties in the portfolio.
KEY RESPONSIBILITIES
Contractor & Vendor Management
• Solicit, evaluate, and award contracts for exterior services including landscaping maintenance, parking lot sweeping, snow and ice removal, and grounds care.
• Manage day-to-day performance of exterior service contractors; conduct site inspections to verify work quality and contract compliance.
• Maintain vendor relationships, process invoices, and ensure services are delivered on schedule and within approved budgets.
• Develop and enforce service level agreements (SLAs) and hold contractors accountable to performance metrics.
• Solicit competitive bids for project-based work and make recommendations for vendor selection.
Landscaping & Grounds Improvements
• Plan and manage capital and routine landscaping improvement projects, including annual flower bed planting, sod installation, mulching, irrigation maintenance, and seasonal color rotations.
• Coordinate tree removal projects, including contractor procurement, safety planning, and securing required permits in accordance with local municipal tree ordinances.
• Review applicable municipal codes, property covenants, and local ordinances as they relate to landscaping, tree removal, and exterior property standards.
• Develop and maintain a multi-year exterior improvement plan aligned with property capital expenditure budgets.
• Identify opportunities to enhance curb appeal and exterior presentation across the portfolio.
Snow & Ice Management
• Draft and execute snow and ice removal contracts, including establishing mobilization thresholds, service zones, and material application standards.
• Monitor weather conditions and coordinate proactive deployment of snow removal contractors to minimize property liability.
• Track snow events and vendor response times; maintain documentation for insurance and compliance purposes.
Portfolio Oversight & Reporting
• Conduct regular site visits to portfolio properties to assess exterior conditions, identify deficiencies, and ensure contractor performance meets standards.
• Maintain accurate records of service logs, inspection reports, vendor communications, and project documentation.
• Track and report on key industry performance metrics, including cost per square foot for exterior maintenance, service response times, and vendor scorecards.
• Prepare monthly and quarterly exterior maintenance reports for senior management and property ownership.
Requirements
QUALIFICATIONS
Education & Experience
• Bachelor's degree in Horticulture, Landscape Architecture, Facilities Management, Business, or a related field preferred; equivalent work experience considered.
• Prior Experience managing exterior maintenance operations, landscape contractors, or facilities services in a commercial real estate or retail property environment preferred.
Knowledge, Skills & Abilities
• Working knowledge of commercial landscaping standards, turf management, irrigation systems, and horticulture best practices.
• Familiarity with industry benchmarking metrics for exterior maintenance (e.g., cost per square foot, contract performance KPIs).
• Ability to read and interpret municipal ordinances, zoning codes, and local regulations as they apply to landscaping and tree removal permits.
• Strong vendor management skills with demonstrated ability to hold contractors accountable to quality and schedule commitments.
• Proficiency in Microsoft Office Suite; experience with Photo Shop and/or AutoCad software is a plus.
• Excellent written and verbal communication skills; able to prepare professional reports and correspondence.
• Strong organizational skills with the ability to manage multiple projects and priorities simultaneously across a geographically dispersed portfolio.
Other Requirements
• Valid driver's license and reliable transportation required.
• Ability and willingness to travel regularly to portfolio properties; estimated travel up to 25-30% of working time.
• Ability to work outdoors in varying weather conditions, including extreme heat and cold.
• NALP (National Association of Landscape Professionals) certification or equivalent a plus, but not required.
WORKING CONDITIONS
This position requires a combination of office-based work and frequent fieldwork at property locations throughout the portfolio. The Exterior Manager must be comfortable working outdoors year-round and performing visual inspections on foot across property grounds, parking areas, and landscaped areas. Some evening or weekend availability may be required during snow events or time-sensitive project work.
COMPENSATION & BENEFITS
Compensation is commensurate with experience and qualifications. This position is eligible for a competitive benefits package including health insurance and paid time off.
