Job description

Position Summary

The Construction Superintendent is responsible for managing residential construction and development projects for Dukes Properties & Construction (DPC) from pre-construction and demolition through final completion.

You will serve as acting General Contractor representative on every assigned project.

This is not an office management position. Approximately 70% to 80% of your time will be spent in the field managing projects, coordinating subcontractors, solving problems, performing quality control, and ensuring work is completed correctly the first time.

You will oversee every phase of construction, including planning, scheduling, budgeting, inspections, subcontractor coordination, client communication, and final punch-out.

Success in this role requires leadership, urgency, accountability, attention to detail, and the ability to make decisions quickly without constant supervision while representing the standards and reputation of the company.

Primary Responsibilities

Project Management

  • Manage multiple active construction projects simultaneously across various stages of development and construction.
  • Oversee projects including ground-up residential construction, mixed-use and historic renovations, land development, site infrastructure, and value-add redevelopment projects.
  • Manage projects located throughout the Triangle and surrounding areas, demonstrating strong time management, organization, and the ability to effectively prioritize across multiple jobsites.
  • Oversee projects from pre-construction and demolition through final completion and closeout.
  • Develop, maintain, and proactively manage project schedules to ensure all trades, inspections, deliveries, and milestones remain on schedule.
  • Track project budgets, labor productivity, material costs, change orders, allowances, and overall project profitability.
  • Identify project risks and resolve issues proactively before they impact schedule, quality, or budget.
  • Ensure every project is delivered safely, on time, within budget, and in accordance with our quality standards.

Job Site Leadership

Lead all day-to-day field operations.

Manage and oversee subcontractors, vendors, suppliers, and/or inspectors.

Hold every trade accountable for schedule, workmanship, cleanliness, and professionalism.

Maintain complete control of every assigned project.

Immediately address and communicate with leadership any poor workmanship, delays, safety concerns, or scheduling conflicts.

Serve as the acting General Contractor representative for Dukes Properties & Construction on every assigned project.

Coordinate and track building inspections, permit requirements, trade scheduling, material deliveries, utility coordination, and/or city and county inspection.

Ensure all work complies with:

  • North Carolina Residential Building Code
  • Approved construction plans
  • Engineering requirements
  • Company quality standards

 

Scheduling & Coordination

Develop and maintain project schedules.

Coordinate all subcontractors to minimize downtime between trades.

Ensure materials are ordered early and arrive before they are needed.

Prevent scheduling conflicts that delay production.

Communicate scheduling changes immediately to ownership and project teams.

Budget & Cost Control

  • Monitor and track labor and material costs, subcontractor purchase orders and invoices, change orders, chargebacks, and overall project costs.
  • Identify opportunities to improve efficiency, minimize waste and rework, and protect project budgets without compromising quality.
  • Communicate project costs, financial impacts, and potential cost overruns early while implementing solutions to maintain project profitability.

Inspect work daily.

Qualifications

Preferred Qualifications:

  • 5+ years of residential construction experience
  • 3+ years managing construction projects
  • Experience with renovations, additions, and new construction
  • Strong understanding of residential building systems
  • Ability to read blueprints and construction plans
  • Knowledge of the North Carolina Residential Building Code
  • Experience coordinating inspections and permitting
  • Bilingual (English and Spanish) strongly preferred
