The Position:

DLUX Design & Co. is seeking a highly experienced Project Estimator/Coordinator to lead both pre-construction and project execution for custom residential new home builds and renovations. This role requires a professional with a strong background in high-value custom homes, capable of managing projects from initial estimating through procurement. The ideal candidate has extensive experience estimating renovations and home builds in the range of $200,000 to valued at $2M+.

Key Responsibilities:  

·      Prepare detailed and accurate cost estimates for custom single-family homes, renovations, and other residential construction projects, including material, labour, and subcontractor pricing.

·      Analyze architectural drawings, specifications, and project requirements to complete quantity takeoffs, cost analyses, and comprehensive project budgets.

·      Solicit, evaluate, and negotiate pricing with subcontractors and suppliers to ensure competitive and accurate project costing.

·      Prepare and submit bid proposals for new projects while maintaining budgets throughout the pre-construction phase.

·      Manage the full estimating and procurement lifecycle, including issuing purchase orders, administering subcontracts, and coordinating material procurement and delivery schedules.

·      Oversee project budgets, monitor costs, and ensure all construction-related expenses and change orders are accurately documented and approved prior to invoicing.

·      Prepare renovation estimates and manage all construction-related project components, excluding infrastructure work.

·      Coordinate permits, site preparation, utility requirements, and other pre-construction activities to ensure projects are ready for execution.

·      Provide ongoing support during construction by coordinating schedules, tracking product lead times and deliveries, and assisting with on-site project needs.

·      Review and process construction documentation, submittals, and other project-related records to ensure accuracy and compliance.

·      Communicate regularly with leadership on project budgets, costs, timelines, and overall progress.

·      Assist with client communication regarding project estimates and change orders.

·      Ensure all projects comply with applicable building codes, regulations, and quality standards.

Qualifications:

·      Minimum 6+ years of experience in residential construction estimating and/or project management.

·      Proven experience estimating and/or managing custom homes valued at $2M+ (required).

·      Strong knowledge of construction methods, materials, and cost structures.

·      Excellent negotiation, budgeting, and cost-control skills.

·      Ability to manage multiple projects simultaneously in a fast-paced environment.

·      Strong communication and leadership skills.

·      High attention to detail and strong analytical abilities.
