Job description

Job Title: Residential Construction Manager / Superintendent Location: Belmont, MA Reports to: Senior Management Position Overview: The Residential Construction Manager is responsible for the day-to-day management and supervision of residential construction projects, ensuring that all work is completed safely, efficiently, and to the highest quality standards. This role oversees field operations, coordinates subcontractors, manages schedules, and ensures compliance with project plans, specifications, budgets and company standards. Key Responsibilities: Project Leadership: Oversee all on-site construction activities from start to finish, ensuring work is completed on time, within budget, and to the companys quality standards.

Lead daily coordination with internal and external teams to maintain project momentum. Serve as the primary on-site representative for clients, architects, engineers, and inspectors. Proactively identify and resolve field-related challenges to minimize disruptions and delays.

Collaborate with project teams including Project Managers, Assistant Project Managers, carpenters, apprentices and subcontractors to ensure project milestones are met. Manage project budgets, ensuring that budgets are controlled, and projects stay within financial parameters. Track and report on progress to senior management on a regular basis.

Schedule Management: Develop, manage, and update detailed construction schedules in coordination with the Project Manager. Lead daily or weekly internal site meetings to track progress, identify upcoming tasks, and communicate schedule impacts. Coordinate project sequencing and material deliveries to optimize workflow and minimize downtime.

Review and update the project team on schedule progress and any potential schedule delays. Budget & Resource Management Monitor material usage, deliveries, and subcontractor performance to stay within project budgets. Track and report field-related cost impacts, change orders, and potential issues to the Project Management team.

Coordinate equipment and manpower resources efficiently across multiple projects as needed. Communication & Reporting Maintain clear communication between field teams, the office, and clients. Provide daily and weekly progress updates including schedule status, project related issues, and completed work.

Prepare for and attend biweekly client meetings. Ensure meeting minutes and action items are properly documented and followed up on. This position requires regular meetings with the Project Manager and other members of management to provide updates on project status to internal and external teams.

Help cultivate relationships with potential clients, contractors, and industry partners to expand the companys business. Quality Control & Safety Ensure that all construction work meets design specifications, building codes, and company quality standards. Conduct regular site inspections to monitor workmanship, cleanliness, and safety compliance.

Enforce jobsite safety standards and company policies; lead toolbox talks and safety meetings. Maintain proper documentation of inspections, incidents, and daily log reports in Procore. Team Management & Development: Provide leadership and mentorship to project team members.

Attend and lead internal project meetings to discuss progress, challenges, and solutions. Ensure proper allocation of resources, managing labor, equipment, and materials for maximum efficiency. This role requires the ability to manage project teams, which includes individuals with diverse personalities and skill sets.

Risk Management & Problem Solving: Identify potential risks (financial, legal, or safety-related) and take proactive steps to mitigate them with approval from management. Resolve issues promptly, whether related to project delivery, client relations, or personnel. Manage and address any claims, disputes, or delays with contractors, vendors, and clients with approval from management.

Permitting & Compliance Assist with obtaining and managing permits and inspections to ensure timely approvals. Ensure that all work is performed in compliance with local, state, and federal regulations. Compensation: Hourly rate of $40 - $75 ($80K - $150K+) consummate with experience Overtime- Time and a half when worked over 40 hours per week.
