Position Summary

The Senior Project Manager / Owner's Representative is responsible for leading hospitality development and construction projects from project kickoff through opening and asset turnover. Acting as the owner's day-to-day representative, this role coordinates consultants, contractors, operators, and internal stakeholders to ensure projects are delivered on schedule, within budget, and in alignment with the company's operational and brand objectives.

The Senior Project Manager serves as the central point of coordination throughout the project lifecycle and is responsible for maintaining visibility, accountability, and momentum across all phases of project execution.

Primary ResponsibilitiesProject Leadership
  • Serve as the owner's day-to-day representative on assigned projects.
  • Develop and maintain project schedules, milestone tracking, and critical path reporting.
  • Lead project meetings and maintain action item logs and meeting documentation.
  • Coordinate activities between Development, Design & Construction, Operations, Procurement, Accounting, and external partners.
  • Identify project risks and develop mitigation strategies.
  • Escalate critical budget, schedule, scope, or quality concerns to leadership.
Design & Consultant Management
  • Manage consultant teams including architects, engineers, interior designers, food service consultants, lighting designers, specialty consultants, and permitting teams.
  • Coordinate consultant deliverables and maintain accountability to project schedules.
  • Facilitate interdisciplinary coordination and issue resolution.
  • Review design progress and documentation for alignment with project goals, operational requirements, and budget objectives.
  • Support design reviews, value engineering exercises, and scope management efforts.
Construction Administration
  • Participate in contractor procurement, bid evaluations, and contract execution.
  • Lead Owner-Architect-Contractor (OAC) meetings throughout construction.
  • Monitor project progress and maintain schedule accountability.
  • Review and track RFIs, submittals, ASIs, bulletins, and change orders.
  • Review contractor pay applications and provide recommendations for approval.
  • Coordinate owner decisions required to maintain project momentum.
  • Monitor quality, schedule performance, and budget adherence throughout construction.
Budget & Financial Management
  • Maintain project budgets from project initiation through closeout.
  • Track commitments, expenditures, contingencies, and forecasted exposures.
  • Coordinate budget reporting with Development and Accounting teams.
  • Review consultant invoices and contractor pay applications.
  • Assist in evaluating value engineering opportunities and cost-saving measures.
Permitting & Jurisdictional Coordination
  • Coordinate permit strategy with consultants, expeditors, and contractors.
  • Track permit submissions, review comments, and approval timelines.
  • Monitor inspections and jurisdictional approvals.
  • Maintain visibility into permitting risks and impacts to project schedules.
Operational Coordination
  • Coordinate with Operations and Development teams to ensure operational requirements are incorporated into project planning and execution.
  • Support coordination of owner-furnished equipment (OFE), FF&E, technology infrastructure, security systems, and specialty vendor scopes.
  • Ensure operational stakeholders remain informed throughout project development and construction.
Asset Turnover & Closeout
  • Lead physical project turnover from construction completion through operational handoff.
  • Coordinate punch list completion and project closeout activities.
  • Ensure collection and organization of project closeout documentation including warranties, as-builts, O&M manuals, commissioning reports, and training records.
  • Coordinate equipment startup, commissioning, and consultant turnover activities.
  • Verify completion of owner-furnished equipment, FF&E installations, technology systems, and specialty vendor scopes.
  • Maintain accountability for open construction and design-related issues through project stabilization.
  • Coordinate transition of the completed asset to Operations, Facilities, and Development Operations teams.
Qualifications
  • 7+ years of project management experience in hospitality, restaurant, hotel, mixed-use, commercial construction, development, architecture, or owner's representation.
  • Strong understanding of design, permitting, construction administration, budgeting, and project delivery.
  • Experience managing multiple projects simultaneously.
  • Ability to lead cross-functional teams and external consultants.
  • Excellent communication, organization, and problem-solving skills.
