Duties & Responsibilities

  • Perform routine maintenance and repairs throughout the community, including plumbing, carpentry, electrical, HVAC, and mechanical systems.
  • Respond promptly to resident work orders and maintenance requests.
  • Assist with preventative maintenance programs for building systems and equipment.
  • Perform routine inspections of common areas, mechanical rooms, and building equipment.
  • Assist with emergency repairs, including water intrusions, HVAC failures, and life safety issues.
  • Participate in the on-call rotation for after-hours emergencies (week on/week off).
  • Assist with inventory and organization of maintenance supplies and equipment.
  • Maintain accurate work order and maintenance records.
  • Coordinate with management regarding maintenance priorities and repair needs.
  • Communicate professionally with residents, vendors, and management.
  • Assist vendors and contractors as directed.
  • Support capital improvement and special maintenance projects as assigned.
  • Assist with routine testing and inspection of building systems, including fire protection equipment.
  • Perform other duties as assigned.

Qualifications

  • 4+ years of building maintenance experience required.
  • Demonstrated plumbing and carpentry experience required.
  • Experience with HVAC, electrical, and mechanical systems required.
  • Experience in condominium, apartment, or commercial building maintenance preferred.
  • Ability to communicate professionally with residents, vendors, and management.
  • Bilingual (English/Spanish) required.
  • Ability to work independently and prioritize multiple tasks in a fast-paced environment.
  • Valid driver's license and reliable transportation preferred.

Physical Requirements

  • Ability to stand and walk for extended periods throughout the workday.
  • Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
  • Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
  • Manual dexterity to operate tools, equipment, and machinery safely.
  • Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
  • Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
  • Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
  • Ability to wear and use appropriate personal protective equipment (PPE).
  • Ability to work varying schedules, including evenings, weekends, overtime, and participation in an on-call rotation (week on/week off) for emergency response
