Job Title: Building Maintenance TechnicianJob Description

The Building Maintenance Technician serves as the primary maintenance professional for a 76,000 sq. ft. facility, including both office and manufacturing areas. This role ensures the facility remains safe, efficient, and fully operational by performing routine and preventive maintenance on building systems and manufacturing support equipment. The technician supports production operations through timely equipment maintenance and troubleshooting, coordinates specialized repairs with external contractors, and helps maintain a clean, compliant, and safe work environment.

Responsibilities
  • Serve as the primary maintenance technician for a 76,000 sq. ft. facility, including approximately 16,000 sq. ft. of office space and 60,000 sq. ft. of manufacturing space.
  • Perform routine maintenance on building systems, including electrical, plumbing, HVAC, and mechanical components.
  • Carry out repairs on doors, walls, flooring, lighting, roofs, and ceilings to maintain the facility in good condition.
  • Maintain office, restroom, breakroom, and common areas to ensure they remain clean, functional, and safe.
  • Conduct regular facility safety and maintenance inspections to identify and resolve potential issues proactively.
  • Perform basic maintenance on manufacturing equipment, including lubrication, belt changes, cleaning, and minor equipment adjustments.
  • Support preventive maintenance (PM) programs for building and manufacturing systems to minimize downtime and extend equipment life.
  • Troubleshoot mechanical, electrical, and facility-related issues to support continuous production and facility operations.
  • Maintain shop utilities such as compressed air, ventilation, and dust collection systems to support manufacturing processes.
  • Ensure OSHA compliance and maintain a strong focus on workplace safety in all maintenance activities.
  • Maintain exterior grounds, including loading docks, sidewalks, parking areas, and seasonal outdoor areas.
  • Perform snow removal and grounds maintenance during seasonal weather conditions.
  • Coordinate specialized repairs and maintenance activities with external contractors and vendors as needed.
  • Respond to facility maintenance emergencies and participate in emergency response efforts.
  • Provide after-hours maintenance support with fewer than five on-call occurrences per year.
  • Maintain safe, clean, and organized work areas to support efficient operations.
  • Lift, move, and position materials and equipment weighing over 50 lbs. safely and effectively.
  • Work independently with minimal supervision while managing and prioritizing workload.
  • Support waste management, cleaning, and painting tasks as part of overall facility upkeep.
Essential Skills

  • 2–5 years of experience in building maintenance, industrial maintenance, or manufacturing support.
  • Working knowledge of electrical, plumbing, HVAC, and mechanical systems.

Work Environment

This role is based in a manufacturing environment that includes both office and production areas. You will work around moving mechanical equipment and may be exposed to fumes, airborne particles, and elevated noise levels above 85 dB, with appropriate protective measures in place. The position involves occasional rooftop work and seasonal outdoor tasks, including snow removal and grounds maintenance. You will regularly use a variety of equipment and tools, such as CNC mills, lathes, manual machines, MIG and stick welders, grinders, sanders, acetylene torches, riveters, pipe threaders, pneumatic presses, forklifts, pallet jacks, overhead cranes, and a wide range of hand and power tools. Pay and Benefits

The pay range for this position is $22.00 - $28.00/hr.
