Position Summary
IQ Fiber is seeking a Community Development Manager responsible for building and executing sales programming to expand the company's market share and profitability with a focus on multi-dwelling unit (MDU) residential properties. This role drives the identification, pursuit, and securing of rights of entry agreements (ROEs) and builds a durable pipeline of planned communities in targeted markets with deployed fiber.
This is a hands-on, field-facing individual contributor role that works cross-functionally with Operations, Engineering, Marketing, and Direct Sales to execute go-to-market plans aligned with the IQ Fiber brand and sales strategy.
Essential Duties and Responsibilities
  • Secure ROEs and build a 3-year pipeline for planned communities in targeted areas to expand access and maximize market penetration.
  • Execute tactics to capture market share, grow revenues, and generate profitable business across all MDU property types in the assigned territory.
  • Leverage business and market insights to identify opportunities and strategies; proactively assess and validate customer needs and satisfaction by engaging directly with property owners and developers.
  • Manage contracts from sale and planning through construction and retention, ensuring disciplined follow-through and clear stakeholder communication.
  • Monitor the competitive landscape, industry developments, and market conditions to identify opportunities, risks, and issues.
  • Develop and manage planning and execution of new planned community initiatives, ensuring the customer experience is optimized and sales objectives and revenue targets are met.
  • Partner cross-functionally with Marketing, Project Management, Engineering, Direct Sales, and Operations to align go-to-market execution with the IQ Fiber brand.
  • Meet and exceed monthly, quarterly, and annual sales performance expectations.
  • All other duties as assigned.

Required Qualifications
  • Bachelor's degree or equivalent experience preferred.
  • 5+ years of telecom sales or community development experience; MDU-focused experience preferred.
  • Demonstrated ability to build quick rapport with MDU property owners and key decision-makers.
  • Proficiency with data analysis and business reporting to support sound, insight-driven recommendations.
  • Strong negotiation skills with experience navigating business, legal, and engineering considerations.
  • Valid driver's license, reliable personal transportation, and a satisfactory driving record required; auto insurance required.
  • Ability to think strategically and execute tactically in a fast-paced, high-change environment.
  • Ability to collaborate cross-functionally to drive initiatives and outcomes.
  • Ability to communicate effectively across audiences, including strong interpersonal, written, verbal, and presentation skills.
  • Ability to build and maintain productive relationships with executives, vendors, and other stakeholders.

What Success Looks Like
  • MDU ROEs are secured and a durable 3-year planned community pipeline is in place, expanding access, increasing penetration, and driving profitable growth in the assigned territory.
  • A strong near-term funnel is established through active immersion in deployed-fiber markets, with targeted properties converted to active opportunities and sales targets consistently met or exceeded.
  • Cross-functional partnerships with Marketing, Project Management, Engineering, Direct Sales, and Operations result in go-to-market plans that align with the IQ Fiber brand and deliver a high-quality end-to-end customer experience.
  • Market, competitive, and property-level insights are used to identify opportunities and risks, validate customer needs, and prioritize the highest-impact initiatives for market share and revenue growth.
  • Contracts and relationships are managed from sale through retention with clear communication and stakeholder relationships that sustain long-term results.

PHYSICAL REQUIREMENTS
  • Ability to walk extended distances while touring MDU properties and planned community sites.
  • Ability to stand for extended periods while conducting in-person meetings and property walkthroughs.
  • Ability to work outdoors in varying weather conditions while visiting properties and development sites.
  • Ability to drive to multiple property and community locations throughout the day.
  • Ability to carry presentation and agreement materials, such as a laptop or tablet, between meetings and site visits.
