Summary
To achieve the community sales and closings goals on a monthly basis while providing our guests with a positive, unique, and memorable experience.
Essential Duties and Responsibilities
  • Sales associates, design professionals, sales administration, and on-site mortgage staff are aware and accountable for their duties and responsibilities related to the successful operation of the community.
  • Monthly sales and closing goals are achieved while monthly expense budgets are met.
  • Community margins are in line with the annual plan for the community / communities
  • Sales team is appraised in a consistent manner related to their position requirements within an environment of "continual improvement".
  • Sales team is delivering the "Trilogy Experience" to our guests that visit our communities.
  • The sales organization is operating within a "team environment".
  • Sales Representatives are trained on a consistent basis regarding sales techniques, construction knowledge, and personal growth.
  • Team meetings are productive and held on a consistent basis to inform, motivate, and educate the team.
  • The Sales organization operates with minimal supervision regarding conflict resolution and internal communication efficiency
  • Competitive environment is quantitatively assessed on a monthly basis and results shared with central marketing group

  • Sales representatives follow specific accounting guidelines related to the paperwork management process
  • The community is in compliance with proper disclosures and approvals related to Municipal and Department of Real Estate guidelines.
  • Customer issues are resolved facilitating a "win-win" outcome for the customer and the company
  • Monitor and manage the "Trilogy Experience" including the style in which information is communicated, dress style of employees, and color of materials relating to the brand identity.
  • A productive and enthusiastic ambassador program is integrated into the community marketing effort.
  • Be a participating member of the community HOA and attend homeowner functions in order to represent the company, as well as, convey the company as a responsible citizen.
  • Community team has functional and responsive knowledge related to the Customer Survey performance of the their community and their individual contribution to the scores.
  • Develop a consistent recruiting network for initial, as well as, future sales hires and support staff.
  • Be a contributing member of the community design team related to the interior design of the models and the sales center.
  • Coordinate the off-site sign program with advertising, sign fabricator, and municipalities.
  • A detailed Broker outreach program is in place to generate community interest.
  • Ensure the training and development of all sales related personnel
  • Coordinate community development activities with all disciplines.
  • Work with sales management team, Legal Counsel, and local Shea Divisions in establishing all paperwork related to: Contracts, CC&R's, Articles of Incorporation, Bylaws, Architectural Guidelines, Public Reports, and any other DRE related issues.
  • All policy and procedure guidelines are established regarding sales related activities.
