Job Summary

Airco MEP, a leading commercial HVAC contractor based in Troy, Illinois, is seeking a hands-on Project Manager / Estimator – Commercial HVAC to help support the next chapter of growth for the business.
This is a key role for someone who can operate across both preconstruction and project execution. The right candidate will be comfortable estimating commercial HVAC work, helping win profitable projects, and then managing those projects from kickoff through closeout.
Position Summary

We are looking for a commercially minded HVAC professional who can wear two important hats.
First, this person will estimate commercial HVAC projects by reviewing plans and specifications, performing takeoffs, building budgets, soliciting vendor and subcontractor pricing, identifying scope gaps, and helping position Airco MEP to win profitable work.
Second, once projects are awarded, this person will manage projects from handoff through closeout, including schedules, submittals, procurement, RFIs, change orders, field coordination, billing support, and customer communication.
What You’ll Do

Estimating / Preconstruction

  •  Review drawings, specifications, bid documents, and addenda for commercial HVAC projects
  •  Perform quantity takeoffs and develop complete estimates for labor, material, equipment, subcontractors, and indirect costs
  •  Solicit and level vendor and subcontractor pricing
  •  Identify scope gaps, exclusions, clarifications, constructability risks, and schedule impacts before bid submission
  •  Prepare proposals, bid summaries, and pricing recommendations
  •  Participate in job walks, customer meetings, and pre-bid discussions as needed
  •  Help determine which opportunities fit Airco MEP’s capabilities, risk profile, and margin expectations
Project Management

  •  Lead awarded projects from handoff through closeout
  •  Manage budgets, buyout, procurement, schedules, submittals, RFIs, change orders, and progress documentation
  •  Coordinate with field leadership, labor, suppliers, subcontractors, general contractors, owners, and internal stakeholders
  •  Track job cost, labor productivity, committed cost, and forecasting against estimate and margin targets
  •  Support billing, collections, and project financial reviews
  •  Maintain strong communication with customers and project partners to ensure quality, schedule adherence, and issue resolution
  •  Drive project closeout, including punch list completion, as-builts, warranty turnover, and lessons learned
What We’re Looking For

  • 5+ years of relevant experience in commercial HVAC estimating, project management, or a combined PM/Estimator role
  •  Strong understanding of commercial HVAC systems, construction documents, mechanical scopes, and field execution
  •  Experience pricing and managing commercial projects such as tenant improvements, light industrial, institutional, municipal, healthcare, education, or similar facilities
  •  Ability to read plans/specs, perform takeoffs, build budgets, and manage awarded work with limited oversight
  •  Strong grasp of submittals, RFIs, procurement, scheduling, job cost tracking, billing, and change order management
  •  Strong communication skills with customers, GCs, field teams, and company leadership
  •  Proficiency with estimating software, Excel, and standard project management/document control tools
Preferred Qualifications

  •  Experience with design-build, negotiated, and plan/spec commercial HVAC work
  •  Familiarity with labor coordination and working alongside field foremen/superintendents
  •  Existing relationships in the Metro East / Greater St. Louis commercial construction market
  •  Mechanical degree, construction management background, trade background, or equivalent field experience
Work Environment / Location

  • On-site role based in Troy, Illinois
  •  Local travel to project sites, customer meetings, and job walks across the Metro East / Greater St. Louis market
  •  Typical schedule is Monday through Friday, 7:00 AM to 4:00 PM, with additional time as project demands require.
