Job description

TRI-HILL MANAGEMENT IS GROWING!!

We are seeking Portfolio Managers with 10 years of NYC residential property management experience.

Summary/Objective:

The Portfolio Manager is responsible for overseeing all portfolio and internal functions related to the groups of property managers. Portfolio Managers are the point of contact for clients and are also responsible for functions such as annual budgets, oversight of compliance with all agencies, and asset preservation.

Essential Functions:

Drive operational efficiency and targeted performance metrics within the portfolio.

● Prepare and review annual operating budgets and perform budget projections, analyzing and assembling quarterly analyses of property performance.

● Preparation, maintenance, and ownership of all weekly, monthly, and quarterly portfolio reports completed accurately and on-time.

● Act as primary point of contact for clients, conduct periodic asset management meetings and interface with client/owners, oversee all aspects of the portfolio, managing the big picture goals.

● Lead team of property managers and ensure compliance with company policies and city/state guidelines.

● Occasional site visits to ensure compliance with local laws and standard operating procedures.

● Understand, implement, and fully adhere to all provisions of each property’s management agreement.

● Make recommendations for the leasing strategy for each property and negotiate commercial, retail, and residential leases.

● Monitor HPD, DOB, FDNY, DOMH, HQS and other violations on the buildings in the portfolio and assist team with curing violations.

● Contribute with creation and implementation of handbook processes and procedures.

● Provide oversight and strategic insight on best practices for asset preservation, capital improvement design, and decisions for new projects.

● Comprehensive understanding of all facets of accounts payable and accounts receivable to effectively supervise staff responsibilities for this function.

● Review and approve purchase orders that exceed amounts over property manager level up to designated limit.

● Oversee new property onboarding and property offboarding as needed.

● Ensure all proper insurance documentation is collected for all outside vendors.

● Prioritize and delegate projects to appropriate support resources and oversee ongoing progress to ensure efficiency, priorities and deadlines are met.

● Establish and meet clear goals and objectives in support of the priorities of the client/property owner.

● Stay up to date on new regulations and housing policies and train teams to ensure understanding of its impacts.

● Prepare and review annual reviews for direct reports.

● Continuously identify all operating risks, identify solutions, and set up procedures and training to maximize the implementation measures.

● Facilitates training, coaches, and leads staff in joint problem solving and collaboration.

● Fosters a culture of continuous improvement and development for direct reports.

● Handle other duties assigned.

Qualifications:

Education and Experience:

· Minimum of 10+ years of property management experience

· B.A. /B.S. degree helpful

Skills Required:

● Experience with AppFolio or similar management software

● Excellent organizational and time management skills

● Ability to multitask and prioritize.

● Excellent written and verbal communication skills

Punctual/Reliable/Professional

● Strong attention to detail

● Pro active vs. reactive

● Excellent managerial/supervisory skills

● Ability to build rapport with building owners, vendors, and employees

Supervisory responsibilities: Yes. Lead and manage a team of employees
