Description
NeedtoSell.com is one of Houston's leading cash homebuyers. We help homeowners in difficult situations sell quickly and fairly, and we are looking for Talent to grow with us.
In this role, you will build and manage your own pipeline of off-market residential opportunities. You will connect with homeowners, evaluate properties, and negotiate purchase agreements from the first conversation through to a signed contract.
We believe in being clear about our model from the start, because the right fit matters as much to you as it does to us. This is a commission-only position, and our agents generate their own opportunities. Company-generated leads are made available to agents who consistently meet our performance standards.
You will have real support behind you. We provide a complete sourcing and CRM toolkit, a dispositions team with an established buyer network, and a transaction coordinator who manages your contracts through closing. New agents follow a structured onboarding program designed to produce a first signed contract within 30 days.

Responsibilities
• Source off-market residential opportunities through outbound outreach, public records, agent and attorney partnerships, referrals, local networking, and door knocking
• Evaluate repair scope, after-repair value, and comparable sales to determine a sound offer
• Negotiate and secure purchase agreements within approved offer parameters
• Secure 3+ contracts per month
• Maintain an accurate CRM pipeline with current stages and consistent follow-up
• Partner with the dispositions team and transaction coordinator to move contracts to closing
Qualifications
• Experience in residential real estate, wholesaling, fix-and-flip investing, deal structuring, or high-volume commission sales
• Comfort with consistent outbound outreach and the rejection that comes with it
• Coachable and willing to work a documented system before improving on it
• Confident communicator who builds rapport quickly and negotiates well
• Self-directed, organized, and accountable for results
• Existing seller or buyer relationships in the Houston market are a plus
• Hospitality and customer-facing backgrounds are welcome, including bartenders and servers who have moved into sales
• Comfortable working in a CRM. Salesforce experience is a plus, not a requirement
