About the Role

We are seeking a dependable and experienced Maintenance Technician to support the daily operations and upkeep of a 200,000-square-foot commercial property complex in Miami, Florida.

This role is ideal for a well-rounded maintenance professional who can independently handle routine repairs, preventive maintenance, tenant work orders, general building support, and property cleanups across multiple trades. The technician will work closely with the property management team, tenants, cleaning personnel, and outside vendors to ensure the property remains clean, safe, functional, and well maintained.

Strong HVAC experience, familiarity with property management software, and the ability to use mobile and computer-based systems are important for this position.

The role may be filled by one full-time technician or two part-time technicians with overlapping schedules to provide consistent on-site coverage during business hours.

Key Responsibilities
  • Complete tenant and property maintenance work orders in a timely and professional manner
  • Use property management or work-order software to receive, update, document, and close service requests
  • Upload photographs, notes, repair details, and completion updates through mobile or computer-based systems
  • Perform routine inspections and identify maintenance issues before they become larger problems
  • Communicate clearly with property management regarding work status, scheduling, materials, and unresolved issues
  • Coordinate with licensed vendors and contractors when repairs fall outside the technician’s scope
  • Work closely with cleaning crew personnel to coordinate routine cleaning, special cleanups, trash removal, and common-area needs
  • Assist with property cleanups, including vacant suites, common areas, storage spaces, and exterior areas
  • Report cleaning concerns, safety hazards, illegal dumping, excessive trash, or other property conditions to management
  • Confirm that assigned cleanup work has been completed properly and notify management of any remaining issues
Building Maintenance Duties

Perform routine maintenance and minor repairs, including:

  • HVAC maintenance and troubleshooting
  • Replacing air filters, belts, vents, thermostats, and other basic HVAC components
  • Identifying common HVAC issues and determining when a licensed contractor is required
  • Drywall patching, painting, and touch-ups
  • Replacing light switches, outlets, bulbs, and light fixtures
  • Basic plumbing repairs involving leaks, faucets, toilets, valves, and drains
  • Minor carpentry and hardware repairs, including doors, locks, cabinets, hinges, and ceiling tiles
  • General preventive maintenance throughout common areas, offices, mechanical rooms, and exterior areas
  • Maintaining tools, equipment, storage areas, and a clean and safe work environment
Requirements
  • Minimum of three years of commercial property maintenance, building maintenance, handyman, or facilities experience
  • Strong hands-on experience with HVAC maintenance and basic troubleshooting
  • Working knowledge of electrical, plumbing, drywall, painting, carpentry, and general building systems
  • Ability to independently diagnose and complete routine and minor repairs
  • Experience using property management software, maintenance platforms, or digital work-order systems
  • Comfortable using smartphones, tablets, email, mobile applications, and computers
  • Tech-savvy and able to document work with notes, photographs, and status updates
  • Ability to coordinate effectively with cleaning personnel, tenants, vendors, and property management
  • Strong reliability, professionalism, organization, and customer-service skills
  • Bilingual in English and Spanish preferred
  • Ability to lift up to 50 pounds and perform physical labor
  • Authorized to work in the United States
  • Basic personal tools preferred; larger and specialty equipment will be provided
Preferred Qualifications
  • Prior experience maintaining commercial office, retail, medical, warehouse, or mixed-use properties
  • Experience working directly with tenants and responding to service requests
  • Experience coordinating with janitorial or cleaning crews
  • Knowledge of preventive maintenance schedules and building inspection procedures
  • HVAC certification or technical training is a plus
