What is the difference between Commercial Leasing vs Property Management?

AspectCommercial LeasingProperty Management
Primary Focus Leasing commercial properties to tenants Overseeing daily operations of properties

Work Environment Office, client meetings, site visits Property sites, maintenance coordination
Industry Usage Commercial real estate firms, brokers Property management companies, landlords

Property Management covers the overall operation and maintenance of properties, including rent collection and repairs. While both roles require real estate knowledge, Commercial Leasing emphasizes leasing transactions, whereas Property Management handles ongoing property care.

What is commercial leasing?

Commercial leasing is the process of renting out commercial property—such as office spaces, retail stores, warehouses, or industrial buildings—to businesses rather than individuals. A commercial lease is a legally binding contract between a landlord (property owner) and a tenant (business) that outlines terms like rent, duration, permitted use, and responsibilities. Unlike residential leases, commercial leases are often negotiable and tailored to the needs of both parties, with more flexibility in terms and conditions. Commercial leasing professionals help both landlords and tenants navigate lease negotiations, renewals, and compliance with local regulations.

What are some common challenges faced in a commercial leasing role, and how can they be addressed?

Commercial leasing professionals often encounter challenges such as negotiating complex lease terms, managing relationships between landlords and tenants, and staying updated with market trends. Proactively communicating with all parties, understanding legal and financial aspects of leases, and regularly researching local market conditions can help navigate these issues. Building strong negotiation skills and maintaining a detail-oriented approach are key to effectively overcoming common obstacles in this role.

Job description

Pay: $200,000.00 - $260,000.00 per year

Why this is a great opportunity

  • Take a lead counsel role on sophisticated commercial leasing transactions across office, retail, and industrial sectors — high-impact work with real ownership
  • Work directly with clients, brokers, property managers, and opposing counsel — you will be visible, not buried in a back office
  • Collaborative, entrepreneurial firm environment where attorneys are valued for their expertise, not just their billing hours
  • Contribute to a growing Real Estate practice group with a track record of extremely low turnover and high morale
  • Competitive compensation ($200K–$260K based on experience) plus a comprehensive benefits package including medical, dental, 401(k) with employer contribution, and PTO
  • Two office locations available — choose Atlanta, GA or Bethesda, MD based on where you are rooted
  • Long-term loyalty is recognized and rewarded — this is a firm that invests in its people

Location: Full-time, in-office — Atlanta, GA or Bethesda, MD. We are intentionally building our firm culture through in-person collaboration, and this role reflects that commitment. Two great cities, one great opportunity.

Note: To be considered, candidates must have a minimum of 6 years of experience specifically in commercial real estate leasing, along with active bar admission in Georgia (Atlanta applicants) or Maryland (Bethesda applicants). These are firm requirements — applications without this background cannot be considered.

About us

We are a full-service law firm with a distinguished Real Estate practice serving clients across commercial leasing, acquisitions, and asset management. Our attorneys are recognized as true partners in our clients' business decisions — not just legal advisors. We take pride in a firm culture built on mutual respect, low turnover, and long-term relationships. We are growing, and we are looking for exceptional people to grow with us. Confidential Employer.

What you will do

  • Serve as lead counsel on commercial leasing transactions for landlord clients across office, retail, and industrial asset classes
  • Draft and negotiate commercial leases, letters of intent, work letters, assignment and transfer documents, lender subordination agreements, and SNDAs
  • Advise clients on market lease terms, risk considerations, and deal structure from LOI through execution
  • Manage transactions independently while maintaining direct client relationships
  • Coordinate with brokers, property managers, and opposing counsel throughout the transaction lifecycle
  • Collaborate with partners and provide mentorship or oversight to junior attorneys as appropriate

Qualifications

  • JD from an accredited law school
  • 6+ years of commercial real estate leasing experience
  • Active bar admission in Georgia (Atlanta applicants) or Maryland (Bethesda applicants)
  • Experience with office, retail, and/or industrial lease transactions
  • Strong drafting, negotiation, and analytical skills
  • Excellent communication and client management abilities
  • Highly organized — able to manage multiple matters and deadlines simultaneously
  • Preferred: experience representing landlords; exposure to multi-asset or portfolio leasing

Why you will love working here

  • A firm that genuinely values its attorneys — low turnover and high morale are not talking points here, they are the reality
  • Real client-facing responsibility and partnership-level visibility from day one
  • A collaborative, entrepreneurial culture that encourages ownership and initiative
  • Strong benefits: medical and dental insurance, 401(k) with employer contribution, generous PTO, and more
  • Two established office locations with strong local market presence

JPC-1271

Benefits:

  • Dental insurance
  • Paid time off
  • Retirement plan
  • Vision insurance
