Job description

Position Purpose:Provides positive leadership, vision, and direction for leadership at CMA. Must clearly communicate priorities and directives. Works within upper management, accounting, administrative, and human resources staff to ensure each Onsite Division Manager's cooperation and support of CMA's successful growth, new initiatives, and account retention. Works closely with the other Regional Director's to ensure uniformity of message.
Major Tasks, Responsibilities

  • Responsible for the day-to-day operations of the Onsite Division Managers. Including, but not limited to training, career mentoring, development, coaching, and counseling as needed.
    • Ensure Onsite Division Managers are well informed on CMA initiatives and programs.
    • Develop a tracking system to ensure Onsite Division Managers are monitoring managers' performance and to track client satisfaction.
    • Hold Onsite Division Manager meetings at least monthly in person and one virtual to include outer markets.
    • Provide at least one team-building event for the Onsite Division Managers per year
    • Provide support for the Onsite Division Managers and disciplinary actions as needed.
  • Manages expenses and resources effectively to generate growth and resolve issues.
  • Assists with recruiting and hiring of CAMs in Georgia
  • Collaborates with Regional Director of outer market position.
  • Responsible for contacting high-end clients to offer a higher-level CMA representation.
  • Documents the performance of Onsite Division Managers in the region throughout the year and conducts thoughtful, constructive performance evaluations annually.
  • Works with the Onsite Division Managers to ensure client satisfaction and anticipates potential issues by attending meetings and checking in, the goal being >95% retention.
  • Assists Director of Client Services and Division Managers with assigning of portfolios and client transfer to new manager process.
  • Provides PTO coverage for DMs, as needed.
  • Vantaca processes/reporting and assisting with various interdepartmental needs/improvements so we can provide top-tier service to our clients.

Key Accountabilities

  • Engages Boards (top revenue-producing associations) by attending meetings, doing phone check-ins, assisting team members during projects, etc. Knows what is going on in each division's properties; Tracks at-risk properties by intervening and implementing a plan to prevent loss and informing executive leadership.
  • Creates a corporate-driven work environment for team members; promotes CMA initiatives in a positive light and instills corporate initiatives into team members; ensures division is using ancillary programs and partner/preferred vendors. The Director sends a corporate message and takes accountability for initiatives and directives.
  • Leads the region to have successful, independent, efficient managers, both experienced managers and new managers. Visits properties with DMs as necessary. Creates and implements a plan with each direct report to earn and achieve 3-5%+ increases or increases to the CMA minimums. Supports the DM in these endeavors.
  • Adheres to corporate and HR policies and procedures when it comes to rewarding and disciplining team members. Holds Leaders in the region accountable for the actions or lack of actions within their divisions.

Nature and Scope

  • Must attend evening meetings.
  • Works from the Atlanta Corporate office 5 days per week
  • Interacts directly with Division Manager, Managers, Boards, and homeowners, so clear and concise interpersonal communication skills are a must.
  • Must work with the executive team and other CMA departments.
  • On-the-spot decision-making skills.
  • Must have a positive attitude, great work ethic and trainability.

Work Location: Onsite - Atlanta, GA with some travel to other markets as needed for "onsite clients"

Schedule: Monday to Friday; Occasional weekends and holidays may be required.

Job Type: Full-time

Compensation: $110,000 - $115,000 depending on experience

Education Required

  • Bachelor's Degree required.
  • Holds an active State Real Estate Sales, CAM License.
  • Proficiency in using Microsoft Office applications and Outlook email.
  • Proficiency in using all CMA systems.
  • Working knowledge of budgeting and accounting processes.
  • Proficiency in working in Excel (including formulas, look-ups, and pivot tables).

Experience Required

  • Mentoring, motivational, project management, and professional presentation skills are critical to this role.
  • Extensive HOA and Condominium Association Management experience, minimum of 8 years, (10 years preferred).
  • Minimum 8 years with CMA, (10 years preferred).
  • Supervisory experience required.
  • Must possess a positive outlook on the industry and CMA.
  • Must have strong business acumen, professionalism, and interpersonal skills.

License/Certification:

  • Georgia Community Association Manager (GA CAM) (Required)
  • Active Driver's License with clean driving history (3 years Required)

Environmental and Physical Requirements:

  • Ability to attend evening meetings and perform site visits as needed.
  • Travel may be required within the assigned region, requiring reliable transportation.
  • Occasional physical demands, including the lifting of boxes up to 30 pounds and extended periods of sitting, standing, or walking.
