Job description

Most maintenance techs clock in, knock out a work order, and clock out. That's fine. But that's not who we're looking for.
We're looking for the person who fixes the leaky faucet - and tightens the wobbly cabinet handle while they're at it. The person who doesn't shrug and say "I don't know" - they say "let me figure this out." And when a newer tech is stumped, they pull them aside and show them how it's done.
Smartland is hiring a Senior Maintenance Technician who genuinely loves solving problems, takes real pride in their work, treats every unit like it's their own home - and is ready to lead a small team doing the same.

This Role Is for You If...
  • You've got 5+ years of hands-on residential or multifamily maintenance experience - enough to be dangerous with a wrench, and enough hard-earned judgment to lead others
  • You've supervised or mentored other techs before - you know how to assign work, hold people accountable, and bring out the best in your crew without micromanaging
  • You think outside the box when the parts store is closed and a tenant's heat is out - you find a way, safely, and follow up in the morning
  • You take pride in doing it right the first time - cutting corners makes you cringe, and you won't let your team cut them either
  • You don't need someone looking over your shoulder - hand you a work order list and you'll triage, delegate, execute, and document without being asked
  • You treat tenants with respect - you knock, you introduce yourself, you explain what you're doing, and you clean up when you're done
  • You want to actually build a career, not just collect a paycheck

This Role Is NOT for You If...

What You'll Actually Do
You'll be the person tenants are relieved to see at their door - and the person your team looks to when things get complicated. You'll lead 1-2 technicians across our portfolio of homes and apartments, keeping work moving, standards high, and your crew sharp.
Day to day, you'll:
  • Lead and coordinate 1-2 maintenance techs - assigning work orders, setting daily priorities, and making sure nothing falls through the cracks
  • Tackle service requests and emergency repairs - plumbing, electrical, HVAC, appliances, carpentry, you name it
  • Complete unit turns on time and up to Smartland standards - patch, paint, repair, and get units rent-ready fast
  • Perform inspections and preventive maintenance so small problems don't become big ones
  • Assist with exterior repairs and maintenance as needed (candidates with exterior experience - we'd especially love to hear from you)
  • Document everything in AppFolio - work order notes, photos, parts used - and make sure your team does the same
  • Mentor junior techs, answer their questions, and help them grow - you remember what it was like to be new
  • Coordinate with vendors when specialty work is needed and communicate professionally with residents and staff

What You Bring
  • 5+ years in residential or multifamily maintenance
  • Experience leading, supervising, or mentoring other techs - even informally
  • Solid troubleshooting skills across plumbing, electrical, HVAC, appliances, and carpentry - you don't have to be a master in all of them, but you're not afraid of any of them
  • Exterior maintenance experience is a big plus
  • A valid driver's license with a clean record
  • Your own basic tools and comfort using mobile apps for work orders
  • The ability to lift 75 lbs and work indoors and outdoors in Northeast Ohio weather
  • A positive attitude that tenants and teammates actually want to be around
