Job Title: Cleaner (PT)
Reports To: Property Manager or Community Manager
Department: D14 - Leasing Operations
FLSA Status: Non-Exempt (Hourly, OT Eligible)
Position Summary:
The Cleaner's primary responsibility is to provide high-quality cleaning and upkeep of common areas and vacant apartments, supporting Leasing and Maintenance teams by ensuring all spaces are neat, presentable, and prepared for showings and move-ins..
A central figure in the successful implementation of our value proposition for the properties they oversee, they interact with Property Managers, Maintenance, Turnover Specialists, and tenants, and ensure that all activities are conducted in a way that adds value to everyone involved.
Job Duties & Responsibilities:
  • Maintain cleanliness and neatness of all public and common areas within the apartment community, including hallways, entryways, laundry rooms, community spaces, and stairwells.
  • Perform regular cleaning tasks such as sweeping, mopping, vacuuming, dusting, trash removal, and surface sanitizing.
  • Deep clean vacant apartments to ensure they are fully prepared for showings and move-ins, including kitchens, bathrooms, flooring, appliances, and fixtures.
  • Ensure all apartments are presentable, odor-free, and staged appropriately for prospective tenant showings.
  • Maintain cleaning supplies, equipment, and inventory, report low stock or equipment issues promptly.
  • Report maintenance or safety concerns observed during cleaning to the Maintenance and/or Property Management team.
  • Work collaboratively with Leasing and Maintenance teams to support timely unit readiness and overall community upkeep.
  • Follow company safety procedures, proper chemical handling practices, and PPE requirements.
  • Uphold high standards of cleanliness, professionalism, and customer service when interacting with residents or prospects.
  • Manage workload and complete service requests using our Property Management software platform, AppFolio
  • Other duties as assigned.

Requirements
Qualifications:
Knowledge, Skills & Abilities:
  • Previous cleaning, janitorial, or housekeeping experience preferred.
  • Strong attention to detail and pride in maintaining clean, safe, and organized environments.
  • Ability to work independently with minimal supervision and manage time effectively.
  • Reliable, punctual, and self-motivated with a strong work ethic.
  • Ability to follow instructions, safety guidelines, and cleaning procedures.
  • Basic knowledge of cleaning products, equipment use, and proper chemical (or willingness to learn).
  • An understanding of, and adherence to Fair Housing Practices.
  • Communicate effectively using Microsoft Office Suite, including MS Outlook, MS Word, and MS Teams for messaging and online meetings.
  • Strong communication skills and the ability to work collaboratively with Leasing and Maintenance teams.

Work Schedule:
The work schedule for the Part-time Residential Cleaner hours per week are traditionally Monday - Friday, with occasional hours outside of that range as business necessitates. This position may require some weekend work for beginning/end of month turnovers.
Physical Requirements:
  • Ability to stand, walk, bend, kneel, reach, climb stairs, and lift up to 30-50 lbs. as necessary.
  • Frequent use of hands, arms, and cleaning tools/equipment.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to perform repetitive cleaning tasks for extended periods.
  • Valid driver's license and reliable transportation (for travel between work sites).

Work Environment:
Work is performed inside apartment units, common areas, and occasionally outdoors, with exposure to cleaning chemicals, dust, odors, and equipment noise. The role involves travel to multiple properties throughout the day and regular interaction with residents, prospects, coworkers, contractors, and visitors. It may also require occasional schedule adjustments based on community needs, unit turnovers, or special projects.
