The Role

We're hiring an Acquisitions Associate to own the top of our M&A funnel as we scale through acquisitions. This is a deal-origination role closer to a private equity associate who builds proprietary deal flow than to a sales development function. Your job is to find the owners of property management companies before anyone else is talking to them and build the relationships that turn into deals.

Reporting to our Head of Acquisitions and partnering closely with the deal and operations teams, you'll spend your time split roughly evenly between two modes of work. About half is outbound: calling and emailing owners and founders to build a proprietary pipeline of acquisition targets. The other half is in the field: traveling to meet owners in person, touring their operations, and representing Landmark at industry conferences and events. Most owners aren't ready to sell when you first reach them, so much of the work is staying close over months sometimes 12 to 24 of them so that Landmark is their first call when they are.

This is a hands-on role with a clear trajectory: you'll start by owning top-of-funnel origination end-to-end, then take on more of the deal itself, moving qualified targets through LOI and diligence alongside the deal team, as you grow into a complete investor-operator. It's a build role at a company scaling its acquisition pace, and the pipeline you create is the direct input to that growth.

What You'll DoDeal Sourcing & Origination
  • Own top-of-funnel: build and work a proprietary pipeline of property management companies that fit our acquisition thesis.
  • Run a high volume of outbound calls to owners and founders of PM companies, supported by personalized email and direct outreach.
  • Build and maintain the target universe map the market, segment by geography, size, and fit, and prioritize where to spend your time.
  • Manage the pipeline with the rigor of a PE deal team, logging every owner, conversation, and touchpoint in the CRM.
  • Hit clear activity and pipeline targets: outbound volume, qualified conversations, opportunities advanced to LOI, and deals moved into diligence.
Relationship-Building & Market Presence
  • Travel regularly to meet owners in person, tour their operations, and turn early conversations into durable relationships.
  • Represent Bungalow and Landmark at industry conferences, trade shows, and regional events, building a network of owners and advisors.
  • Develop long-term relationships with PM owners across the market, recognizing that most deals here are relationship-driven and take time to mature.
  • Cultivate brokers, industry associations, and other referral sources that feed proprietary deal flow.
  • Become a trusted, recognizable presence in the property management community the person owners think of when they begin weighing their options.
Deal Support & Diligence
  • Partner with the operations and finance teams to move qualified targets from first conversation through LOI and into diligence.
  • Build the initial picture of a target revenue, doors under management, owner economics to assess fit and shape an early offer.
  • Own the seller relationship throughout the process; you're the point of trust for the owner from first call to close.
  • Feed market intelligence back into our acquisition thesis: pricing, seller motivations, and competitive dynamics.
What We're Looking ForRequired
  • 24 years in private equity, corporate development, or transaction advisory.
  • Comfort with high-volume outbound calling and the persistence that sourcing requires you treat rejection as part of the process, not a reason to slow down.
  • Strong relationship and communication skills, with the maturity to earn the trust of a founder deciding whether to sell the business they built.
  • Genuine willingness to travel and be in market you want to spend real time in the field and at industry events, not only at a desk.
  • Self-directed and metrics-driven; you set your own pace and hold yourself to a number with minimal oversight.
  • Comfort operating early this is a role you help build, not a seat in a machine that already runs.
Strongly Preferred / Not Required
  • Direct sourcing or origination experience buy-side M&A advisory, SMB deal sourcing, a search fund, or an independent sponsor. If you've done this at a phone-heavy shop and are ready for more time in the field, we'd especially like to talk.
  • Interest in real estate, property management, or SMB roll-ups you can quickly get up to speed on how these businesses operate and what makes a good one.
  • Genuine interest in how AI transforms an acquired services business, and a desire to be close to where that value is created.
  • Experience with a modern CRM (Affinity, Salesforce, HubSpot) and a system for staying on top of hundreds of relationships.
  • An openness to building deal flow and equity here rather than pursuing an MBA this role is a real alternative to business school.
