Superintendent


The role

You will run a project from mobilization through closeout as the senior person on site. You will own the schedule, the field team, the subcontractors, site safety and the quality of the finished work. You will report to our General Superintendent, who supports the field across all active projects, and you will partner daily with the Project Manager on procurement, RFIs, submittals and owner communication.

This is a hands-on seat. You will be on site every day, not in an office.


What success looks like in the first year

  • Your project finishes on or ahead of the contract schedule with no cost impact traced to field execution.
  • No recordable safety incidents. Site conditions and subcontractor behavior reflect a standard that holds when nobody is watching.
  • Punch list is short at substantial completion because quality was built in, not corrected at the end.
  • The owner and architect want to work with client again, and say so.
  • The field team under you is more capable at the end of the project than at the start.

Day to day

  • Build, maintain and drive the three-week look ahead against the master schedule.
  • Coordinate and direct subcontractors and Behan self-perform crews, holding both to sequence, scope and quality.
  • Run daily QA/QC and enforce the specs. Identify conflicts before they become rework.
  • Lead weekly subcontractor and safety meetings, and enforce the site safety program.
  • Maintain daily logs, manpower tracking, photo documentation and field reporting.
  • Schedule and pass inspections. Coordinate with local building officials, fire marshals and third-party inspectors.
  • Work with the PM on RFIs, submittals, material deliveries and long-lead tracking.
  • Manage site logistics, deliveries, laydown and access, including on occupied or partially occupied sites.
  • Drive punch list, closeout, certificate of occupancy and owner turnover.

What we are looking for

  • 5+ years running commercial, institutional or multi-family construction in the field, with time as the lead superintendent on your own project.
  • Ground-up experience, or a track record running larger, more complex projects with multiple trades stacked.
  • Strong command of means and methods, and the ability to read plans and specs and catch what is missing.
  • Someone who can direct trades and hold a standard without making the jobsite miserable to work on.
  • OSHA 30. First Aid and CPR.
  • Comfort with construction management software (we use Procore) and daily digital reporting.
  • Valid driver's license and reliable transportation to jobsites throughout Rhode Island.

Helpful, not required

  • Experience leading self-perform carpentry or general labor crews.
  • Historic restoration or occupied-renovation experience.
  • LEED project experience.
  • Existing relationships with Rhode Island subcontractors, inspectors and building officials.

Compensation and details

Depending on Experience, but ideally $100,000 to $130,000 base, health benefits, retirement plan and paid time off. Full-time, on site, based out of Middletown with project work throughout Rhode Island and nearby Massachusetts
