Job description

Department: AdministrationPosition Title: Facilities ManagerFLSA Classification: Full-time, Non-exempt Supervisor: Executive DirectorSchedule: 40 hrs. per week, Monday through Friday

Hourly rate range: $ 24.00 - $25.00

JOB SUMMARY:

Under the direction of the TSA-FTS Executive Director, is charged with managing the general maintenance activities and special facility projects for the Kaimuki FTS campus and the Manoa buildings under FTS.

ESSENTIAL FUNCTIONS:
  1. Plans, schedules and completes repair work as needed and along with preventative maintenance projects.
  2. Reviews and completes daily maintenance work orders submitted by FTS staff.
  3. Establishes and coordinates scheduled routine for grounds keeping tasks and responsibilities.
  4. Coordinates with outside vendors and contractors in the smooth provision of services at FTS and in accordance with TSA procedures and inspects the work of outside contractors' projects to ensure that finished work is in compliance with job specifications and/or blueprints
  5. Provides basic electrical, plumbing, carpentry, pest control, and other maintenance services.
  6. Inspects electrical appliances to be used by FTS clients or staff members.
  7. Responds to quarterly building inspections submitted by FTS departments and ensures all items are addressed in a timely way.
  8. Provides for or coordinates monthly inspections for pest control and rodent abatement in all cottages and administration buildings.
  9. Ensures all FTS vehicles are up to date with routine maintenance checks (i.e. oil changes) and safety checks
  10. Coordinates inventory and ordering of maintenance supplies and purcha ses selected maintenance­ related equipment.
  11. Manages and works within Maintenance department annual budget.
  12. Serves as an active member of the FTS Risk Management Committee and participates in quarterly Risk Management
  13. Monitors all areas of cottages/buildings, extended facility, parking, pathways , maintenance area and landscape grounds on a regular basis for any safety concerns and alerts the Executive Director of any issues.
  14. Coordinates with bulk trash pick up vendor, City and County disposal or TSA ARC for removal of donations or items needing disposal to ensure a facility that is safe and attractive for guests, residents and employees.
  15. Completes all annual employee requirements such as maintaining TB clearances, CPR/First Aide, Physical exams, monthly agency trainings on risk management, confidentiality, etc.

ESSENTIAL QUALIFICATIONS:

GED or equivalent with a minimum of three years of experience working i n the areas of carpentry, plumbing, electrical and general maintenance. 1 year supervisory experience, preferred. Required to drive agency vehicles. Must have a valid drivers' license.
