Mecca Management is excited to introduce a new role to our team, Maintenance Tech 2. We need someone with 3+ years of property maintenance or construction experience. The ideal candidate will have a good working knowledge of building systems along with a high mechanical aptitude.

Duties and Responsibilities:
Must work well with other and function as a team member.
Must be service-oriented and self-motivated.
Willing to learn new skills and perform tasks in a timely and safe manner, including the ability to work on ladders and scaffoldings, use power tools and equipment, and operate company vehicles in a variety of weather conditions.
Perform plumbing, electrical, HVAC, high quality finish carpentry skills, drywall and various texturing.
Perform grounds maintenance snow removal and ground care in the winter and landscaping tasks in summer.
Paint interiors and exteriors when needed.
Electrical: HVAC - Understands electrical systems and HVAC systems. Troubleshooting, service, and repair of pumps, condensers, motors, lighting and 3 phase electrical panels and circuits
Plumbing: Install faucets, seats, drain seals. Remove/install toilets, auto flushers. Troubleshoot drainage problems, water leaks, lack of water and effect repairs.
Carpentry: Understand woodworking and carpentry. Work on cabinetry, counters, walls, stairs and doors.
Drywall repair and painting.
Utilize work order system to log maintenance activities including accurately documenting work performed on service requests, including parts.
Follow-up on completed service requests to ensure satisfaction.
Assist in and conduct the daily operations and maintenance of plumbing, electrical, HVAC and general maintenance requirements of buildings.
Develop/maintain effective building specific maintenance procedures.
Coordinate maintenance efforts with outside contractors and technicians.
Perform preventive maintenance duties according to manufactures specifications and company policies. Recommend improvements for the preventive maintenance program on an on-going basis.
Promote good public relations with tenants, co-workers, and company staff through being honest, displaying integrity in all situations, and going above and beyond to make sure tenants are satisfied. Always display a friendly and courteous attitude towards tenants and other employees.
Order parts and supplies and maintain inventory, utilizing inventory system. Maintain shop appearance to standards to facilitate quick assessment of supply inventory.
Maintain proper equipment, and equipment inventory to ensure warranty compliance.
Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits.
EDUCATION and EXPERIENCE
High School Diploma or GED equivalent
3+ years demonstrated experience in a maintenance or construction environment.
CERTIFICATES and/or LICENSES
Possess and maintain a valid drivers license and good driving record with periodic checks.
COMMUNICATION SKILLS
Ability to effectively present information to co-workers and/or supervisors on a one-on-one basis.
