Job Description:

An entry-level professional who supports the financing and capital raising activities for the companys developments. The Capital Markets Analyst provides analytical and administrative assistance throughout the deal process from initial underwriting and market research to closing transactions. They help prepare financial models and presentations and coordinate due diligence under the guidance of senior team members. This role reports to the Capital Markets Associate.


Responsibilities:

  • Financial Modeling & Analysis: Build and refine financial models for development projects to analyze various capital structures (debt, equity, tax credit pricing). Run sensitivity analyses on interest rates, tax credit equity yields, and other financing assumptions. Ensure models accurately reflect development budgets, LOIs and term sheets, projected cash flows, and LIHTC equity contributions.
  • Market Research: Research current debt and equity market conditions relevant to affordable housing. Track interest rate trends, investor yield requirements for LIHTC, tax-exempt bond market conditions, and any government financing programs (e.g., HUD/FHA loans). Summarize findings for the team to inform financing strategies.
  • Preparation of Materials: Help prepare marketing and underwriting materials for investors and lenders. This includes drafting investment teasers, assembling pitch books, and updating detailed investment summaries for each project. Ensure that presentations clearly articulate the projects strengths (development team experience, projected returns, community impact) and address any investor concerns (risks, mitigations).
  • Due Diligence Coordination: Assist in the due diligence process for capital transactions. Work with internal teams to gather all required documents for lenders/investors (e.g., financial statements, appraisals, environmental reports). Maintain checklists and status reports to track due diligence items and share with stakeholders. Coordinate and monitor investor and lender due diligence requests and data room access, ensuring timely responses.
  • Process Support: Support the Capital Markets Associate and Manager in executing transactions. For example, help draft term sheets or commitment letters using established templates, route documents for internal review/signature, and communicate with legal counsel on closings. Keep detailed notes of calls and meetings with financing partners and follow up on open items.
  • Administrative Tasks: Manage organizational aspects such as scheduling meetings with financing partners, maintaining the CRM or contact database of investors/lenders, and logging key terms of past deals for reference. Also track and record financing deal metrics for internal knowledge (interest rates achieved, equity pricing, etc., for each closed deal).
  • Ad-hoc Financial Analysis: Provide support for any internal analysis related to capital strategy e.g., modeling the corporate impact of various financing scenarios, or analyzing our cost of capital across projects to support strategic decisions by the CFO/Director.


Qualifications:

  • Financial Skills: Strong quantitative and analytical skills. Proficiency in Excel (including modeling complex cash flows with multiple financing sources). Comfortable understanding loan amortization, equity yield calculations, and IRR/NPV analysis. Familiarity with basic accounting and financial concepts is important.
  • Communication: Solid written communication for preparing portions of memos and presentation materials. Detail-oriented in writing and proofing numbers. Able to clearly communicate with both internal colleagues and external partners in a professional manner (email and phone).
  • Organizational Ability: Highly organized, capable of juggling multiple deals or tasks at once. Able to maintain version control of documents and keep files orderly. Meets deadlines consistently, especially during high-pressure deal closings.
  • Eagerness to Learn: Demonstrated interest in real estate finance or affordable housing finance. Shows initiative in learning about LIHTC and bond financing intricacies. Willing to take on any task to support the team and treat each assignment as a learning opportunity.
  • Technical Tools: Proficient in Microsoft Excel, Word, and PowerPoint. Experience with or ability to quickly learn industry software (like Procore for development budgets or CRM systems for investors).
  • Team Fit: Works well under the direction of senior team members and can collaborate with cross-functional teams (e.g., Development, Asset Management, Legal). Maintains a positive, solution-oriented attitude during intense work periods (such as financial closings).


Education & Experience:

  • Bachelors degree in finance, real estate, economics, accounting or related field (required). Academic coursework or internships focusing on real estate finance or investment analysis strongly preferred.
  • 13 years of experience in finance or real estate. This could include internships or analyst roles in investment banking, real estate development, commercial banking, or related fields. Direct experience with affordable housing finance is a plus but not required.
  • Familiarity with affordable housing programs (LIHTC, tax-exempt bonds, etc.) is beneficial; if not, must demonstrate ability to learn these quickly.
  • Any relevant certifications or progress (such as CFA Level I, or real estate finance workshops) can strengthen the candidates profile.


Work Environment & Schedule:

This is a full-time, in-office position based on the 13th floor of our downtown Salt Lake City headquarters, with core hours Monday through Friday. Our office at Second + State offers expansive views of the city and surrounding mountains, access to a private balcony, and close proximity to a wide range of restaurants, cafs, and amenities within walking distance. The building also provides an on-site fitness facility and covered, year-round parking.
