About the Job.
JPI has an exciting opportunity for a Capital Markets Analyst to join our Capital Markets team located in Dallas, TX. The Capital Markets Analyst will support the debt and equity capital raise process by providing thoughtful analysis, research, capital stack modeling, and reporting to JPI's Capital Markets team. The Capital Markets Analyst reports to the Senior Managing Director of Capital Markets and works as part of a team to source, structure, and close financing for new and existing development opportunities across the pipeline. As deals move from underwriting through closing, the analyst will support the team through offering memorandum production, capital partner outreach, term negotiation, and closing.

Essential Functions & Responsibilities

Capital Raise & Deal Structuring

  • Model debt, equity, and preferred equity terms for active capital raises

  • Build and maintain capital stack analyses across the deal pipeline

  • Assist in reviewing term sheets and drafting summary comparisons for internal decision-making

Offering Memorandum & Presentation Development

  • Build Offering Memorandums (OMs) in PowerPoint for capital raises

  • Prepare internal and external presentation materials for investment decision-making and partner marketing

  • Support QC of OM figures against underlying financial models prior to distribution

Capital Partner Relationship Management

  • Track capital partner outreach, term sheet status, and relationship history

  • Prepare structured call notes and maintain up-to-date CRM records for lender and equity partner interactions

  • Prepare weekly update reports on active capital raises for the Capital Markets team, including key terms and status metrics

  • Monitor and track key dates and milestones for deals currently in capital raise or closing

Deal Analysis & Closing Support

  • Track capital partner outreach, term sheet status, and relationship history

  • Prepare structured call notes and maintain up-to-date CRM records for lender and equity partner interactions

  • Prepare weekly update reports on active capital raises for the Capital Markets team, including key terms and status metrics

  • Monitor and track key dates and milestones for deals currently in capital raise or closing

Investor Relations Support

  • Support the Investor Relations Director in compiling deal-level performance data, metrics, and market analysis for quarterly investor reports and market updates

  • Support the Investor Relations Director in identifying and qualifying prospective investors, organizing contact data and relationship tracking, and coordinating logistics for investor meetings, conferences, and roadshows

AI and Automation

  • Uses approved enterprise AI tools (e.g., Claude Cowork, Microsoft Copilot) to draft, summarize, analyze, and accelerate everyday work.

  • Applies sound judgment to review AI-generated outputs for accuracy, tone, and appropriateness before using or sharing them.

  • Follows company data handling, confidentiality, and acceptable-use policies when working with AI tools and sensitive information.

  • Demonstrates curiosity and willingness to adopt new tools; actively participates in AI training, office hours, and adoption campaigns.

  • Uses AI assistants to reduce manual effort on routine tasks (email drafting, meeting notes, document summarization, basic research).

Education, Work Experience, & Physical Requirements

  • Bachelor's degree in Real Estate, Finance, Economics, Business, or a related field.

  • Familiarity with investor management and/or CRM software applications.

  • Familiarity with real estate data platforms.

  • Understanding of real estate development processes, market analysis, and financial metrics (e.g., NOI, cap rates, IRR).

  • Excellent attention to detail and organizational skills.

  • Ability to communicate complex data insights clearly to non-technical stakeholders.

  • Strong, proactive problem-solving abilities; demonstrated time management and organization skills.
