About Beacon Management Services


Beacon Management Services is seeking an experienced Portfolio Community Association Manager (CAM) to join our team in the Sandy Springs/North Atlanta area. This position will focus primarily on communities that are currently under declarant/developer control, making this an excellent opportunity for a CAM who enjoys working directly with developers and helping communities establish a strong operational foundation as they grow.

The ideal candidate will bring strong community association management experience, excellent communication skills, and the ability to build productive relationships with developers, builders, vendors, homeowners, and Board members.


Position Responsibilities

  • Manage an assigned portfolio of HOA communities operating under declarant/developer control.
  • Serve as a primary point of contact for developers, builders, vendors, homeowners, and community stakeholders.
  • Work closely with declarants and development teams to support the ongoing operation and growth of each community.
  • Oversee day-to-day community operations, including property inspections, maintenance, vendor coordination, homeowner communication, and compliance.
  • Develop and maintain strong relationships with vendors and service providers while ensuring contracted services are completed properly and efficiently.
  • Coordinate community maintenance, landscaping, amenities, common areas, and other association assets.
  • Assist with annual budgeting, financial planning, and monitoring of community expenditures.
  • Coordinate and attend meetings with developers, Boards, committees, homeowners, and other stakeholders as needed.
  • Assist with architectural review and covenant enforcement activities.
  • Respond to homeowner questions, concerns, and requests in a professional and timely manner.
  • Conduct regular property inspections and identify maintenance, safety, compliance, and operational concerns.
  • Obtain and evaluate vendor proposals and oversee projects from initial bid through completion.
  • Maintain accurate community records, contracts, correspondence, and other association documentation.
  • Track outstanding projects and action items and ensure appropriate follow-up.
  • Assist with the establishment of association policies, procedures, and operational processes as communities continue to develop.
  • Support the transition from developer/declarant control to homeowner control when applicable.
  • Collaborate with Beacon's accounting, administrative, and leadership teams to ensure communities receive consistent and responsive service.
  • Travel to assigned communities throughout the Metro Atlanta area as needed.


Requirements:

Qualifications

  • Previous experience managing a portfolio of community associations.
  • Experience working with developers, declarants, builders, or new construction communities strongly preferred.
  • Strong understanding of HOA operations, governing documents, budgets, vendor management, and community standards.
  • Excellent written and verbal communication skills.
  • Strong organizational skills with the ability to manage multiple communities and competing priorities.
  • Ability to work independently while also collaborating effectively with an internal team.
  • Strong problem-solving and decision-making abilities.
  • Professional and confident when communicating with developers, Board members, homeowners, vendors, and other stakeholders.
  • Proficiency with Microsoft Office and community association management software.
  • Georgia CAM licensing/certification or the ability to obtain the appropriate credentials required to perform the role.
