What is the opportunity?

The Senior Director, CRE US & CALA Region is responsible for the management and oversight of the delivery of Corporate Real Estate services to the RBC and CNB businesses throughout the region. The position is responsible for the accountability and oversight of the regional real estate portfolio from strategic planning, building acquisition and disposal, delivery of capital projects, facilities operations and the associated annual budgets.

This position is responsible for developing, directing, and managing the regional CRE team and for driving enterprise CRE strategy and performance through membership of the Global CRE Operating Committee.

The position supports the RBC businesses through:

  • Understanding and anticipating business requirements to align the Corporate Real Estate portfolio and services with business strategy
  • Acquiring and managing of high-quality premises at best possible value
  • Building and maintaining senior-level regional relationships with all RBC and CNB businesses
  • Ensuring consistent delivery of integrated real estate services (including planning, transactions, capital projects, facilities management, and operations) to global standards
  • Ensuring day to day operations and maintenance of RBC and CNB's premises consistent with the CRE global operating model and standards
  • Supporting M&A activity as required from a real estate perspective

What do you need to succeed?

Strategy

  • Provide real estate expertise, strategy and direction on all property initiatives throughout the region in support of business strategic objectives, leveraging support from CRE global Centers of Excellence as required
  • Track and manage occupancy of RBC premises leveraging data as required to inform business and CRE strategies

Transactions

  • Oversee execution of property transactions, supported by global Centers of Excellence as required, in support of business strategies and initiatives

Lease Administration

  • Oversee efficient execution of lease administration for the regional CRE portfolio and compliance with regional legislation, Enterprise and CRE policies and standards, supported by global Centers of Excellence as required

Financial

  • Establish and achieve CRE savings targets in close liaison with CRE Global Operating Committee and CRE Finance team to align to global targets.
  • Ensure regular and accurate reporting in conjunction with CRE Finance team
  • Oversee establishment of annual financial plan for region and effectively manage spend against agreed plan ensuring regular and accurate reporting in conjunction with CRE Finance team
  • Oversee establishment of annual capital plan and effectively manage spend against agreed plan ensuring regular and accurate reporting in conjunction with CRE Finance team
  • Ensure the delivery of expected client service levels within prescribed budgets

Governance and Risk Management

  • Provide governance oversight to ensure all areas of CRE operations in region, ensuring compliance with CRE and Enterprise policies and standards and external regulatory and legislative obligations to reduce risk, provide safe environments for our employees and customers in compliance with appropriate legislation
  • Ensure risk is effectively managed via consistent application of controls in accordance with CRE and Enterprise policies, guidance and best practice engaging CRE Centers of Excellence to support as required
  • Ensure appropriate levels of governance, management oversight and reporting are in place in accordance with CRE and Enterprise requirements for service partners and external consultants, contractors and landlords
  • Ensure open and effective channels within region to enable the escalation and reporting of issues both at the regional /functional level as well as at the requisite governance committees

Project Delivery

  • Provide oversight and accountability for the delivery of all construction projects and initiatives in region ensuring delivery of stated objectives as defined in the business case
  • Ensure application of global design standards where appropriate to construction projects
  • Ensure adherence to CRE and Enterprise project delivery processes, practices, metrics, tools and systems of record, supported by global Centers of Excellence as required
  • Ensure the establishment and monitoring of quantitative standards of performance, and provide timely project, program executive summaries, as well as appropriate internal management reporting, metrics and key information in accordance with CRE and Enterprise policies and standards

Facilities Management

  • Ensure the effective delivery of facilities management operations across region to ensuring compliance with CRE and Enterprise policies and standards and external regulatory and legislative obligations to reduce risk, provide safe environments for our employees and customers in compliance with appropriate legislation
  • Provide leadership, guidance, and support to the outsourced Facilities Management service provider to ensure deliver of a high performing service in accordance with contract and the requirements of business platforms
  • Ensure the timely and accurate reporting of breaches of the relevant requirements of the regulatory system in a timely and appropriate manner to the appropriate Enterprise contacts

Relationship Management

  • Overall responsibility for the effective deployment and execution of the CRE CRM model to ensure effective relationships with key business contacts in region, Ensure consistently strong client satisfaction scores via the delivery of timely, robust and insightful reporting as part of proactive client portfolio reviews and CRE driven strategies
  • Develop and maintain key relationships with functional support teams within RBC, CNB and with our key service partners to ensure effective service delivery in region
  • Develop and maintain close and collaborative working relationships with CRE Global Operating Committee members, other CRE regional leads and CRE Centers of Excellence to ensure global consistency and alignment of delivery of CRE services

Training and professional development

  • Adhere to mandatory training requirements and ensure a development plan is in place appropriate to role, evidenced in Workday system
  • Ensure regional CRE team alignment with RBC polices and standards for training and professional development
  • Ensure direct reports have development plans appropriate to role, evidenced in Workday system

Global Leadership and Delivery

  • Lead and execute on major CRE programs and initiatives to optimize CRE global organizational structure and service delivery.
  • Drive CRE organizational performance and delivery excellence through leadership and execution of key initiatives as directed by the SVP CRE.
  • Identify opportunities to embed and promote best practice throughout CRE operations.
  • Lead and deliver ongoing development of the CRE team performance and culture through sponsorship of CRE committees (Serves/Learns/Recognize

Must have:

  • University Degree or equivalent
  • 15+ years of experience in Corporate Real Estate with at least 5+ years in senior executive capacity
  • Demonstrable experience of management of an international corporate real estate portfolio
  • Strong cost control and strategic business acumen
  • Experience of developing and maintaining relationships with senior business executives
  • Building, developing and leading teams of professionals, ideally within a geographically diverse portfolio
  • Proven knowledge of all aspects of project management processes
  • Experience in managing outsourced vendor relationships

For New York/New Jersey: The good-faith expected salary range for the above position is $200,000 - $300,000; For Los Angeles: The good-faith expected salary range for the above position is $187,000 - $265,000; For North Carolina & Minnesota: The good-faith expected salary range for the above position is $170,000 - $250,000 depending on factors including but not limited to the candidate's experience, skills, registration status; market conditions; and business needs. This salary range does not include other elements of total compensation, including a discretionary bonus and benefits such as a 401(k) program with company-matching contributions; health, dental, vision, life and disability insurance; and paid time-off plan.
