Position Summary

As Business Development Manager, you will serve as a primary ambassador for Killian Construction. In this role, you will drive growth by securing new business opportunities, expanding current client relationships, and positioning Killian Construction as the contractor of choice throughout the markets we serve. You will partner closely with executive leadership, estimating, preconstruction, and operations to ensure delivery of exceptional client experiences from the first meeting through project completion. Business Development & Sales

  • Develop and execute strategic business development initiatives that increase company revenue, profitability, and market share.
  • Identify, qualify, pursue, and secure new commercial construction opportunities across targeted market sectors.
  • Generate and maintain a pipeline of qualified opportunities while increasing negotiated work, construction management, and design-build projects.
  • Develop strategic account plans to grow existing clients and establish relationships with new owners, developers, architects, engineers, brokers, municipalities, and other key decision-makers.
  • Meet and exceed annual business development goals, revenue targets, and key performance metrics.
  • Lead project pursuits from initial client contact through contract award, coordinating internal resources to maximize success.

Client & Industry Relations

  • Build and maintain long-term relationships with clients, design professionals, and industry partners to generate repeat business and referrals.
  • Represent Killian Construction with professionalism, integrity, and enthusiasm at client meetings, networking events, trade associations, industry conferences, and community functions.
  • Develop a thorough understanding of each client's business objectives, upcoming projects, and long-term construction needs while delivering an exceptional experience throughout the relationship.

Industry Knowledge

  • Working knowledge of commercial construction delivery methods, including:
    • General Contracting
    • Construction Management
    • Design-Build
    • Preconstruction Services

    • Competitive Hard-Bid Procurement

Market Development & Strategy

  • Monitor market trends, economic activity, competitive intelligence, and upcoming developments to identify future project opportunities.
  • Research emerging markets, target industries, and geographic expansion opportunities.
  • Collaborate with executive leadership to develop annual sales strategies, market growth initiatives, and business development plans that support the company's long-term objectives.

Proposal & Pursuit Management

  • Partner with Estimating, Preconstruction, and Operations to develop qualifications packages, proposals, presentations, and interview materials.
  • Coordinate pursuit strategies and client communications to improve proposal quality and increase project win rates.
  • Assist in negotiating contracts and facilitating smooth project transitions from business development to operations.

Collaboration & Reporting

  • Maintain accurate client, prospect, and opportunity information within the company's CRM system.
  • Track sales activities, client meetings, project pursuits, and proposal status while preparing weekly, monthly, and quarterly reports for executive leadership.
  • Forecast future opportunities, revenue, and sales activity to support strategic planning and company growth.
  • Work collaboratively with Executive Leadership, Estimating, Project Management, and Operations, to ensure exceptional client service and successful project execution.

Experience

  • Minimum of 5-10 years of successful business development or commercial construction sales experience.
  • Demonstrated success developing new business and maintaining long-term client relationships.
  • Proven ability to meet and exceed sales goals.

Technical Skills

  • Microsoft Office Suite
  • Bluebeam or Adobe Acrobat
  • CRM Software (HubSpot, Salesforce, Microsoft Dynamics, or similar)
  • Strong presentation and proposal development skills
  • Ability to analyze market data and develop strategic sales plans

Education

  • Bachelor's Degree in Business, Construction Management, Engineering, or a related field is preferred.
