Job description

Scion is paving a path in student living and we're seeking a talented Asset Management Associate to join us in executing our vision. This position is responsible for optimizing operational performance, creating value at the individual asset and portfolio level, and mitigating portfolio risk. With direct oversight over a portfolio of owned assets, this position will incorporate a value-oriented approach to improve the long-term financial performance of the portfolio.

The Asset Management Associate will work in a fast-paced, agile, corporate environment. This role demands principled industry knowledge, well-honed analytical skills, a proactive nature, and excellent communication.

Responsibilities:

  • Conduct on-site inspections of properties within assigned portfolio to develop a complete understanding of each property, opportunities for growth, and assess Communicate concerns to relevant stakeholders when expectations are not being met.
  • Provide analytical support to determine the ROI of redevelopment prospects, and other ad hoc property Implement appropriate value enhancing strategies through collaboration with corporate operations, capital, and investment management teams.
  • Identify and analyze repositioning Create financials models to justify major capital improvements and repositioning strategy. Opine on project scope, anticipated rent premiums, and own the ongoing implementation to ensure ROI is met.
  • Complete periodic reporting on capital project and retail lease performance. Assist in creating investor facing financial packages on a quarterly basis. Contribute to the annual budgeting process.
  • Track local retail market trends to identify competitive business opportunities, work with local brokers to increase overall portfolio occupancy.
  • Negotiate retail LOIs to determine quality agreements beneficial to the portfolio. Work through TI scopes, insurance compliance, rental rates, CAM charges, concessions, and ongoing tenant customer service.

Qualifications:

  • Bachelor's degree in real estate, finance, economics or other STEM MBA or advanced degree is a plus
  • 3-5 years of relevant experience in real estate finance and analytics; Prior experience specifically with asset management in commercial real estate
  • Advanced analytical skills with an ability to convey complex datasets and information to internal management and external partners
  • Advanced financial modeling skills and advanced proficiency with Microsoft Excel, Word, and PowerPoint

Operational Details:

  • Job location is based at Scion's Chicago corporate Willingness to travel up to 20% of the time.
  • Working hours consist of standard daytime business hours, with flexibility during peak
