Summary

The Associate, Asset Management will work side-by-side with the Vice President, Asset Management in driving the business plans set forth for each asset in the BAM portfolio. The goal of the position is to continue the company's history of a hunger for growth both personally, and at every level of the organization. This position is one that will chart a path for the company, keep track of miscellaneous and outstanding details, and support departmental and company leadership in each and every endeavor.

A successful person in this new and rewarding role is someone who can take on new tasks and challenges suddenly, can reroute last minute based on new information, is teachable, and is able to creatively think of solutions to everyday challenges.

Essential Job Functions

Asset Management

  • Monitoring investment and property performance to preserve & increase the value of the investment throughout the asset life, including the review of property financials and narratives on a monthly basis.
  • Perform rigorous financial analysis and modeling related to the execution of asset management initiatives including leasing, asset repositioning, and improvements to operational efficiency.
  • Researching, recommending and leading the implementation of innovative strategies and technologies that can drive performance and value to the portfolio.
  • Working with valuations and exit models to ensure accuracy in order to inform investment strategy and portfolio management.
  • Collaborating with the investor relations team on accurate and thorough investor reporting each quarter.
  • Working with property management teams to drive asset performance in accordance with the approved budget and business plan, as well as devising a written defined plan for prompt turnaround of underperforming assets within assigned portfolios.
  • Respond to requests for information and maintain business relationships with general partners/developers, management agents, lenders, contractors, and third-party consultants as it relates to the flow of relevant and timely asset-related communication and coordination.
  • Reviewing and gaining understanding of legal documents such as loan agreements, guarantees, and promissory notes, and coordinating with borrower and respective staff to ensure the loans remain in compliance.
  • Conduct regular site inspections to evaluate physical condition, operations, and competitive market conditions.
  • Staying abreast of business and market trends and providing recommendations for expense savings and income opportunities.

Finance

  • Assist with deal processing from application to closing, including the coordination and review of third-party reports, collection of borrower/property-level due diligence, and coordination with lender's counsel and title/survey review.
  • Assist with the review and analysis of third-party Appraisals, Engineering Reports, Seismic Reports, Phase I Environmental Assessments, and Operations & Management (O&M) Reports.
  • Assist with maintaining a checklist of closing items to ensure and facilitate completion of each item prior to close.
  • Coordinating real estate tax appeals and other strategies as necessary to effectuate favorable outcomes for the asset and its investors.
  • Assessing performance of the assets relative to original underwriting strategies or business plans and industry benchmarks.
  • Working with joint venture partners, construction management, property management, and accounting teams to ensure effective management of lender / construction draws, reserves and lender holdbacks within the assigned portfolio.
  • Working closely with internal and external property management teams to review, approve, build, and manage both operating capital expenditures budgets for assets.
  • Performing financial analysis of properties including operating statements, budget variance review, loan administration, lease analysis, and any other relevant reporting or documentation.
  • Assisting with the tracking and procurement of interest rate caps and other hedges/interest rate management products.

Acquisitions and Dispositions

  • Assist in the broker's opinion of value process in conjunction with analyzing potential dispositions and maintaining exit models and maintaining accuracy.
  • Assist in preparing the due diligence materials and coordinating its delivery to the Buyer during the sale process.
  • Maintain a checklist of closing items, including PSA required items and Operations' closing items.

Required Education and Experience

  • 2-3 years of relevant real estate or financial services experience in investment banking, lending, private equity, a REIT, or real estate operating company
  • Experience working with operations teams including property management, accounting and finance, legal, etc.
  • Bachelor's Degree with strong academic record or equivalent experience.
