What this job involves

The Operating Engineer conducts extensive hands-on operations and maintenance work in a class-A office space. This position is responsible for the installation, repair, and maintenance of critical and non-critical electrical, mechanical, and plumbing equipment. The role requires monitoring building systems operations, performing routine assessments, conducting tests and rounds, and analyzing data to ensure proper equipment functioning. This position demands strong formal conduct of operations skills, technical expertise, personal accountability, and flawless execution commensurate with a high-risk critical environment and expectations for exceptional customer satisfaction.

Your day-to-day tasks will include:

  • Maintaining, monitoring, and performing preventive, predictive, and corrective maintenance on critical equipment including HVAC systems, computer room air conditioners, chillers, and plumbing

  • Operating and maintaining electrical systems including UPS, DC battery systems, PDU, generators, transfer switches, and switchgear

  • Monitoring and maintaining fire detection and suppression systems, life safety equipment, and lighting systems

  • Overseeing building management systems and digital systems including fire alarms, duress systems, card access, and CCTV

  • Monitoring, adjusting, and maintaining air conditioning equipment, boilers, ventilating systems, and water heaters

  • Managing pumps, valves, piping, filters, and other mechanical and electrical equipment

  • Recording equipment readings and making necessary adjustments to ensure proper operation

  • Operating and maintaining non-critical equipment such as refrigeration, heat exchangers, and hot water systems

  • Conducting routine rounds and ongoing assessments of building systems operations and performance

Desired experience and technical skills

Requirements

  • Proven experience as an Operating Engineer in class-A office or commercial facilities

  • Strong technical expertise in mechanical, electrical, and plumbing systems

  • Hands-on experience with HVAC systems, chillers, boilers, and air conditioning equipment

  • Knowledge of critical systems including UPS, generators, fire suppression, and life safety equipment

  • Ability to read and interpret technical drawings, schematics, and building management systems

  • Strong formal conduct of operations skills and personal accountability

Preferred

  • Experience with building management systems and digital control systems

  • Familiarity with cabling systems including data, voice, and broadband

  • Experience in high-risk critical environments such as data centers or mission-critical facilities

  • Relevant certifications or licenses in mechanical, electrical, or facilities operations
