What does a building property manager do?

A Building Property Manager is responsible for overseeing the daily operations and maintenance of residential, commercial, or industrial properties. Their duties typically include collecting rent, handling tenant inquiries and complaints, coordinating repairs and maintenance, and ensuring the property complies with local laws and regulations. Property managers also manage budgets, supervise staff, and may be involved in marketing vacant spaces and screening potential tenants. Their main goal is to ensure the property operates smoothly and efficiently while maximizing its value for the owner.

What are the key skills and qualifications needed to thrive as a building property manager, and why are they important?

To thrive as a Building Property Manager, you need a solid understanding of property management principles, facilities maintenance, budgeting, and typically a relevant degree or property management certification. Familiarity with property management software (like Yardi or AppFolio), lease administration systems, and compliance tools is commonly required. Strong interpersonal skills, problem-solving abilities, and effective communication set top performers apart in this role. These skills ensure efficient building operations, satisfied tenants, and maximized property value.

What are some common challenges building property managers face when coordinating maintenance and repairs?

Building Property Managers often juggle multiple maintenance requests while ensuring minimal disruption to tenants and keeping costs within budget. Coordinating with vendors, scheduling timely repairs, and communicating updates to tenants are daily challenges. Additionally, managers must prioritize urgent issues, comply with safety regulations, and sometimes handle after-hours emergencies, all of which require strong organizational and communication skills.

Job description

Company Overview

BCA Furnished Apartments is a boutique corporate housing and vacation rental company based in Atlanta, with furnished apartments primarily located in Midtown and Buckhead. We provide short-term and extended-stay housing for business travelers, corporate relocation clients, medical professionals, insurance placements, and vacation guests who need a flexible, fully furnished alternative to traditional leases or hotels.

We are a small, entrepreneurial company — and that matters. Our team is lean, hands-on, and highly accountable. Property Managers at BCA are not siloed into one narrow function; they are involved in sales, guest experience, operations, vendor coordination, revenue optimization, and systems management. Decisions are made quickly, ideas are welcomed, and performance has a direct impact on company growth.

Our reputation is built on responsiveness, cleanliness, organization, and strong relationships with both guests and business partners. We operate in a fast-paced environment where attention to detail, professionalism, and initiative are essential.

At BCA, you won’t be “one of many.” You’ll have visibility, ownership, and the opportunity to meaningfully influence results. This role is best suited for someone who enjoys variety, problem-solving, and taking responsibility in a growing hospitality business.

Position Summary

BCA Furnished Apartments is seeking a driven Property Manager to lead the daily operations, guest experience, and performance of our corporate and short-term rental portfolio in Atlanta’s Midtown neighborhood. This is a highly visible, hands-on role that blends hospitality, sales, operations, and business growth within a fast-paced, entrepreneurial environment.

You will serve as the face of the brand, building strong relationships with guests, owners, and vendors while ensuring properties operate efficiently and consistently deliver exceptional experiences. Success in this role requires someone who is persuasive, relationship-oriented, and energized by variety, someone who enjoys solving problems in real time, influencing outcomes, and identifying opportunities to improve performance and drive revenue.

This position is ideal for a socially confident, results-driven professional who thrives in a collaborative and evolving environment where initiative is valued and ideas directly impact business growth. You are equally comfortable engaging with guests, coordinating operations, analyzing performance metrics, and proactively identifying ways to increase occupancy, profitability, and overall guest satisfaction.

If you enjoy autonomy, momentum, and the opportunity to grow alongside a scaling hospitality business, you will thrive in this role.

Responsibilities:
  • Manage weekend property operations, including guest communication, arrivals, departures, housekeeping coordination, and routine property oversight.

  • Respond to guest inquiries and support requests via phone, email, and messaging platforms in a timely and professional manner.

  • Prepare apartments for guest arrivals, ensuring units meet company standards for cleanliness, presentation, and readiness.

  • Coordinate with housekeeping and maintenance vendors to address operational needs and resolve issues efficiently.

  • Conduct property inspections and quality-control checks to ensure apartments remain in excellent condition.

  • Maintain accurate records, documentation, and organization across office systems and operational processes.

  • Assist with special projects and administrative tasks as assigned.

  • Work independently while making sound decisions and escalating issues when necessary.

Qualifications:

Required

  • Customer Service Experience – 1+ years of experience in customer service, hospitality, property management, or a related field.

  • Communication Skills – Strong verbal communication skills with confidence handling guest calls and resolving issues professionally. Excellent written communication skills for email and guest correspondence.

  • Organization & Time Management – Highly organized with strong executive functioning skills and the ability to prioritize multiple tasks while working independently.

  • Problem Solving – Ability to think critically, remain calm under pressure, and resolve guest or operational issues efficiently.

  • Attention to Detail – Demonstrated ability to maintain high standards of quality, accuracy, and apartment readiness.

  • Technical Skills – Comfortable using email, Microsoft Office, Google Workspace, and web-based software platforms.

Preferred

  • Hospitality Experience – Experience working in hotels, short-term rentals, Airbnb, corporate housing, or a similar hospitality environment.

  • Property Management Systems – Familiarity with reservation or property management software.

  • Operational Experience – Experience coordinating with housekeeping, maintenance vendors, or service providers.

Technical Skills

  • Familiarity with Online Travel Agents ("OTAs" such as Airbnb, Expedia, and Booking.com)

  • Experience with Streamline VRS or similar property management software

  • Knowledge of workflow tools such as Jotform or Zapier

Compensation & Benefits:

Hourly Compensation: $18.00 - $22.00 per hour

Schedule

  • Primary schedule: Saturday & Sunday, 10:00 AM – 6:00 PM

  • Approximately 15–20 hours per week

  • Additional hours may be available on Fridays and Mondays based on business needs

Location: Atlanta, GA (in-Office)

Job Type: Part - Time
