Job description

 

First Class Building Engineer

Location: Detroit, MI

Shift Wednesday thru Saturday 2pm - Midnight

Purpose:

To professionally respond to tenant requests and the public as required. Effectively and efficiently operate and maintain all HVAC and MEP equipment. Serves as a Systems Operator. Perform and supervise maintenance work.

PAY RATE:  $43.72

Key Areas of Responsibilities:

  • Provide prompt and courteous response to tenant requests within the guidelines set forth by the Company Maintain ethical, professional, and courteous relations with contractors and tenants
  • Perform as a team member with all Company and client employees as well as client contract service providers
  • Assist to ensure compliance with all City, State and Federal safety and environmental laws, codes, standards and regulations
  • Order, stock and inventory parts and supplies as directed by the Engineering Manager or Assistant Engineering Manager
  • Induce water treatment chemicals at proper amounts and times in heating and cooling systems
  • Perform chemical analysis tests as set forth by the supervisor, reporting any abnormalities and substandard results.
  • Comply with all Company and client policies and procedures
  • Respond to multiple requests from multiple sources (Supervisors, Service Bureau, and management staff) and prioritize accordingly to alleviate immediate problems. Report changing priorities back to Supervisors.
  • Aid in training and development of fellow engineers
  • Clean and paint all equipment and surrounding areas designated by supervisor
  • Maintain accurate and timely equipment, event, alarm, personal time sheets, and program logs/reports as directed by supervisor
  • Maintain superior appearance and working condition of all the MEP systems assigned to the Engineering Department
  • Assume additional duties as delegated by Engineering Manager, Assistant Engineering Manager, and Lead Engineer
  • Willing to work all hours, days, and shifts as assigned by Engineering Manager, Assistant Engineering Manager, and Lead Engineer

Education, Experience and Skills Required:

  • Read and use all types of test equipment, analog/digital multi-meters, pressure and temperature indicating and recording devices, air flow and quality measuring devices, and leak detection devices
  • Knowledge of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)
  • Knowledge of power tools (pneumatic, electric or engine drive) drill motors, saws, grinder, impact wrenches, etc.
  • Ability to use deductive logic for troubleshooting equipment
  • Perform preventative maintenance and repairs on HVAC mechanical equipment as outlined by the Supervisors including but not limited to bearings/filters/belts
  • Perform preventative maintenance and repairs on electrical equipment and perform installations
  • Maintain, operate, and repair chiller systems, plumbing systems, architectural systems and finishes
  • Minimum 2 years experience in commercial HVAC
  • Direct and assist with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent
  • Assist emergency authorities and response teams
  • High School Diploma or equivalent
  • Experience operating large tonnage chiller plant

Physical Demand Requirements:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the First Class Building Engineer.

  • Ability to lift and carry at least 50 lbs.
  • Ability to work standing all day
  • Ability to access remote and confined areas such as crawl spaces, roofs, service ladders, stairways, equipment enclosures, etc.
  • Normal use of sight, smell, touch, and hearing senses
  • Ability to utilize full range of manual dexterity such as sitting, squatting, bending, crawling, kneeling, lifting, walking, and manipulating tools with limbs extended
  • Must pass and obtain certification for use of self-contained breathing apparatus and must maintain facial hair in a manner for proper fit and use

  • Current City of Detroit 1st Class Refrigeration Operator's License for all halogenated refrigerants
  • EPA Refrigerant Recovery Universal Certification
  • Evening, holiday, and weekend work as required for coverage. Must be able to work various shift as business needs.
