Job Description Summary

The Maintenance Technician will work collaboratively with Property Managers to operate and maintain base building systems for a variety of retail and mixed used commercial office buildings in the Boston metro and suburban markets

Job Description

ESSENTIAL FUNCTIONS & RESPONSIBILITIES:

Other duties may be assigned.  Management also reserves the right to change or modify this position description from time to time to meet the needs of the site and/or building(s)

  • Conduct regular site inspections and building rounds
  • Communicates regularly and effectively with Property Managers and Tenants and the Customer. 
  • Assist Property Management with proper and efficient facility operations
  • Ensure all site safety work permits as defined within the Safety Program and the work orders are acknowledged and adhered to
  • Schedule and management of service providers ensuring quality of service delivery
  • Ensure field installation compliance with all technical specifications and work orders
  • Assist with coordination and scheduled shutdowns as required to support and minimally impact tenants.
  • Performs based building systems preventive, predictive and corrective maintenance
  • Performs troubleshooting of all HVAC systems including central heating and cooling plants, AHU’s, RTU’s, Supply Air Systems, Exhaust Systems, Terminal Units, VRV and/or Cooling Towers
  • Orders supplies and spare parts, understanding repair manuals and parts catalogs
  • Operates and monitors building automation systems for efficient use for multiple buildings
  • Reads and interprets building drawings in digital and blueprint formats
  • Establish work completion and punch lists in accordance with established Quality Control and Quality Assurance Programs
  • Must maintain strict adherence to safety and quality in accordance with C&W Services EHS Program
  • Participate in site housekeeping; Completes work in accordance with C&W Services Business Systems Standard Operating Procedures and work instructions

REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):

  • Maintain valid driver’s license
  • Minimum experience: 2-years of Field Experience, trade school or apprenticeship;
  • Ability to work independently or as part of a team
  • Ability to communicate with multiple disciplines - both technical and non-technical;
  • Advanced knowledge of heating, ventilation, air conditioning and refrigeration systems;
  • Knowledge of Building Automation Systems (BAS) – Metasys, Siemens, etc…
  • Familiar with the Microsoft office suite in order to prepare reports, format spread sheets and communicates by email;
  • Be highly focused on customer satisfaction expectations
