FACILITIES MAINTENANCE SUPERVISOR -BUILDING SYSTEMS - Facilities Maintenance
JOB SUMMARY:
Under direction, coordinates and performs Facilities Maintenance operations and functions in the areas of mechanical, electrical, plumbing, elevators, roofing, painting, carpentry and other various building needs in City Facilities. Instruct, schedule, review and evaluate the work of assigned staff and contractors. Assist with project design and management for various building related projects. Assist with preparation and implementation of annual budgets, long-term planning, and service contracts. Perform other related work as required.
ESSENTIAL JOB FUNCTIONS:
Perform skilled system repairs and preventive maintenance as well as installation and modification on all types of building systems including HVAC and related controls, plumbing, electrical and fire, life safety systems. Supervise, teach, mentor, and evaluate assigned staff engaged in similar work at various City Facilities. Supervise implementation and administration of ongoing routine maintenance and preventive maintenance. Conduct periodic safety and training meetings for subordinate personnel. Counsel subordinates; administer discipline when necessary. Make effective decisions regarding safe and effective repair methods. Supervise and coordinate contractors in repair and maintenance of equipment and/or facilities adhering to all applicable codes and City policies. Assist with preparation and implementation of current and proposed annual budgets, long-term planning, and service contracts. Read blueprints and schematics effectively, implementing general knowledge of related codes and regulations. Communicate courteously and effectively with other employees, officials, vendors, and the public. Work well with other staff members. Deal effectively with constructive criticism. Conduct work in a professional manor. Work effectively with the AS400, CityWorks, Microsoft Office and other software programs. Order parts and equipment. Make necessary reports and requests for services. Drive frequently between job sites and vendor locations. Work on ladders at extreme heights. Lift and/or carry up to 100 pounds of equipment; push, pull, and/or drag up to 150 pounds. May be required to work indoors and out under extreme heat or cold temperature conditions, with associated temperature swings. May be required to work in confined spaces (with appropriate safety precautions). Read and understand written instructions. See, hear, and speak clearly to work safely with job hazards while adhering to all OSHA and State regulations.
OTHER JOB FUNCTIONS:
Operate various types of office equipment. Keep assigned work areas neat and clean. Keep equipment in good working order.
REQUIRED EDUCATIONS, DEGREES, CERTIFICATES, AND/OR LICENSES:
High school diploma or equivalent required. One year of college course work and/or equivalent training hours required in operation and maintenance of building systems and equipment. Texas Drivers License, Class C, required. Refrigerant Transition and Recovery Certifications for Type I and Type II equipment required.
EXPERIENCE, TRAINING, KNOWLEDGE, AND SKILLS:
Five (5) years' experience is required in installation and maintenance of all types building systems, including HVAC, electrical, plumbing, structural, and interior systems including building management and pumping systems. Must have knowledge of Microsoft Office products, work order management systems and basic accounting and budgeting principles. Must have good interpersonal skills and be able to work effectively with the public. Must be able to communicate and coordinate effectively with coworkers and contractors.
