Role Description:

TheBuilding Operatoris an intermediate level building operator providing maintenance support as a member of a building operations team.TheBuilding Operator Level 2,will report to theOperationsManager. The primaryobjectiveof TheBuilding Operator Level 2is to ensure that theportfolio ofbuildingsarebeingmaintainedin a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities:

  • Respond to tenant service requests and emergencies in a prompt& efficientmanner.

  • Coordinate repairs with pre-approved vendors /contractorsasnecessary.

  • Monitoring of computerized control systems

  • Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices,roofingand life safetysystems;

  • Repairing andmaintainingclimate control and other mechanical systems within a building orportfolio;

  • General maintenance including housekeeping of mechanical rooms, equipment rooms, maintenance shops.

  • Assistin coordination of Tenant Improvement and Capital Projects

  • Assistin the administration of various service contracts such assecurity, janitorial, and HVAC maintenance

  • Participate in routine safety and housekeeping inspections

  • FulfillIncident Command duties under the Emergency Response Plan

  • Participating in corporate occupational health and safetyprogram;

  • Assistingwith waste,recyclingand hazardous materialsissues;

  • Remainingcurrent and up to date with new industry practices, legislativechangesandnewtechnologies;

  • Weekly commitment includes brief report to OM/PM.

  • Conduct Environmental assessmentsin accordance withCompany procedures.

  • Perform daily property inspection, daily log readings of utilities & fire protection equipment

  • Prepared to be inan allbuildingson-callrotation;

  • TheBuilding Operator Level 2 is a mobile role which will involve travel between various properties (company vehicle provided).

Experience and Qualifications:

  • Experience- Minimum of three years of related building operations/maintenance experience

  • Clear understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural)

  • Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)

  • In-depth understanding of the operation and maintenance routines of HVAC and life safety equipment

  • Knowledge of general maintenance procedures

  • Must have a validGdriverslicense with a clean record

  • Relationship Skills- Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships at all levels; ability to exercise confidentiality; displays enthusiasm and has a desire to learn; team player

  • Organizational/Multi-Task Skills -Ability toallocateone's time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt tonew ideasand constant changes

  • Computer Skills- Basic computer skills,

  • Ability to work all hoursrequiredto provide sufficient building coverage & available on an on-call basis after hours; ability to respond to the emergencycall-outs.

The expected annualized base salary range for this role is $70,000 - $80,000.
