Job Type: Full-Time, Direct Hire

Salary: $75,000 - $85,000 annually, based on experience

Schedule: Monday-Friday, 7:00 AM - 3:30 PM or 8:00 AM - 4:30 PM

Position Overview

A leading commercial real estate organization is seeking two experienced Building Engineers to join its property operations team. One position is available in Berwyn, PA and one position is available in Radnor, PA.

This role is responsible for the operation, maintenance, troubleshooting, and repair of commercial building systems to ensure safe, efficient, and reliable building performance. The ideal candidate will have experience working in commercial office buildings and possess a strong understanding of HVAC, electrical, plumbing, and general building maintenance systems.

This is an excellent opportunity to join a professional property management team supporting Class A commercial properties.
A day in the life of a Building Engineer

·  Perform preventative maintenance, troubleshooting, and repairs on building systems and equipment.

·  Maintain and repair HVAC, plumbing, electrical, and mechanical systems.

·  Respond promptly to tenant service requests and maintenance issues.

·  Complete work orders and maintenance documentation accurately and timely.

·  Assist with equipment repairs and replacements as directed by management.

·  Monitor building operations and make adjustments to maintain optimal performance and tenant comfort.

·  Maintain positive relationships with tenants, vendors, contractors, and team members.

·  Support building opening and closing procedures as assigned.

·  Participate in an on-call rotation and respond to after-hours emergencies when needed.

·  Perform routine inspections and preventative maintenance on building equipment, pumps, motors, cooling towers, and related systems.

·  Complete basic plumbing repairs, including faucets, valves, toilets, and drain systems.

·  Repair and replace lighting fixtures, switches, receptacles, ballasts, and related electrical components as permitted.

·  Perform general building maintenance tasks, including:

  • Door and lock repairs
  • Painting
  • Ceiling repairs
  • Floor repairs
  • Handrail and baseboard repairs
  • Miscellaneous building repairs

·  Maintain accurate records of preventative maintenance activities and equipment performance.

·  Remain familiar with building security, alarm, life safety, and emergency procedures.

·  Attend required training sessions, safety meetings, and staff meetings.

  • Perform additional duties as assigned.

 

Requirements for the Building Engineer position

  • High School Diploma or GED required.
  • Technical or trade school training in building maintenance, engineering, HVAC, electrical, or a related field preferred.
  • Minimum of 2-3 years of experience maintaining commercial or institutional facilities with complex mechanical, electrical, HVAC, and plumbing systems.
  • Working knowledge of HVAC, electrical, plumbing, and mechanical building systems.
  • Ability to diagnose and resolve maintenance issues in a professional and timely manner.
  • Strong customer service and communication skills.
  • Ability to maintain accurate maintenance records and work orders.
  • Valid driver's license required.
  • Any applicable trade licenses or certifications are a plus.

Preferred Qualifications

·       Experience with WebCTRL Building Automation Systems is highly desirable.

·       Experience operating central plant and rooftop HVAC systems.

·       Knowledge of VAV and induction air distribution systems.

·       SMA or SMT engineering designations are a plus.

·       Experience with water treatment systems and related testing procedures is beneficial
