What is building demolition?

Building demolition is the process of safely tearing down or dismantling structures such as houses, commercial buildings, or industrial facilities. This work involves careful planning, site preparation, and the use of specialized equipment to ensure that the demolition is performed efficiently and safely. Demolition can be carried out manually or mechanically, depending on the size and complexity of the structure. The goal is to remove the building while minimizing risks to workers, the public, and the environment.

What are the key skills and qualifications needed to thrive as a building demolition specialist, and why are they important?

To thrive as a Building Demolition Specialist, you need a thorough understanding of structural engineering principles, safety regulations, and hands-on experience with demolition techniques, often supported by relevant certifications or licenses. Familiarity with heavy machinery such as excavators, cranes, and explosives, as well as knowledge of OSHA safety standards, is typically required. Strong problem-solving skills, attention to detail, teamwork, and effective communication are essential soft skills in this field. These abilities ensure demolition projects are completed safely, efficiently, and in compliance with legal and environmental standards.

What are some common challenges faced by professionals in building demolition, and how can they be managed?

Professionals in building demolition often encounter challenges such as dealing with hazardous materials (like asbestos), working in confined urban spaces, and coordinating with multiple stakeholders including city officials and environmental agencies. Managing these challenges requires thorough site assessments, strict adherence to safety protocols, and clear communication with all parties involved. Many demolition teams also rely on detailed planning and up-to-date training to ensure projects proceed efficiently and safely.

Job description

  • ABOUT P&E DEMOLITION
  • P&E Demolition is a fast-growing demolition contractor based in Ocean County, NJ, running projects across New Jersey, Pennsylvania, Delaware, Maryland, Connecticut, Virginia and beyond. We handle interior demolition, commercial gut-outs, structural teardowns, concrete removal, excavation, and full-building demolition for builders, general contractors, property managers and developers.
  • We move fast, we bid fast, and we get paid. If you are looking for a slow office, this is not it.

COMPENSATION

$50,000 - $75,000 base salary depending on experience, negotiable for the right person. Uncapped commission on every job you source and close - strong performers earn $20,000+ on top of base.

THE ROLE

You are the front line of our revenue. Every hot lead that comes in is yours to close, and every project you close is yours to launch.

Answer and qualify every inbound lead - phone, web form, email - the same day.

Run outbound calls to builders, GCs, property managers and developers to open new accounts.

Walk scopes with customers and turn a phone call into a signed contract.

Source, vet and onboard demolition subcontractors in markets we are expanding into.

Build and price straightforward demolition proposals using our templates and pricing.

Coordinate the handoff to field operations - schedule, permits, mark-outs, access, dumpsters.

Follow up relentlessly on open bids until you get a yes or a no.

Keep the CRM clean so nothing falls through the cracks.

WHAT YOU NEED

1-2+ years in sales - construction, contracting, building materials, trades, home services or B2B.

Working knowledge of construction. You should know what a load-bearing wall is, what a slab is, and why a permit matters. We will teach you demolition. We are not teaching you construction from zero.

Comfortable on the phone. Cold calls, follow-ups, price conversations, and the occasional difficult customer.

Organized enough to run 15-20 open bids without losing one.

Clean written English - you will be sending proposals to builders and GCs.

Valid driver's license and reliable transportation.

Reliable daily attendance at our Jackson, NJ office. This is an in-person role, not remote or hybrid.

NICE TO HAVE

Experience selling to general contractors, builders or property management companies. Estimating or takeoff experience. CRM experience (HubSpot, GoHighLevel or similar). Spanish.

WHY THIS SEAT

Direct access to ownership. No layers, no politics, no waiting three weeks for a decision. We are scaling, and the person who performs in this seat runs the sales department.

HOW TO APPLY

Call us at (732) 436-7327. We want to hear you on the phone - this is a sales job.

Then email your resume to jobs@pandedemo.com with the subject line "Sales - Your Name" and answer these three questions: (1) What did you sell, to who, and what were your numbers? (2) What construction experience do you have? (3) Why do you want to work in demolition?

Applications without answers to those three questions will not be reviewed.

P&E Demolition is an equal opportunity employer.
