About Company:

New York-based architecture and engineering firm providing design, drafting, permitting, and construction-related services for residential and commercial projects. The firm supports renovation, alteration, and new construction projects throughout New York City, with a strong focus on code compliance, technical accuracy, and successful coordination with the New York City Department of Buildings.

About the Role:

Seeking an experienced Architectural Drafter with strong knowledge of New York City residential zoning, building codes, and Department of Buildings filing procedures. This role is responsible for preparing complete architectural construction drawing sets, performing zoning and code analyses, responding to DOB plan examiner comments, and coordinating project documentation through the filing and approval process.

Minimum Qualifications:

  • Minimum of four years of professional AutoCAD drafting experience.
  • Demonstrated experience preparing architectural drawings for New York City projects.
  • Knowledge of the NYC Building Code, NYC Zoning Resolution, Energy Conservation Code, and DOB filing requirements.
  • Experience preparing complete construction document sets for renovation, alteration, and new construction projects.
  • Ability to independently prepare zoning diagrams, code analyses, plans, sections, elevations, and construction details.
  • Experience with New Building, Alteration, and Alteration-CO filing types.
  • Experience preparing Energy Code compliance documentation.
  • Proficiency with REScheck, COMcheck, and tabular zoning and code analyses.
  • Strong written and verbal communication skills.
  • Ability to manage multiple assignments, priorities, and submission deadlines.

Preferred Qualifications:

  • Degree or technical education in architecture, architectural technology, engineering, construction, or a related field.
  • Previous experience working for a New York City architecture or engineering firm.
  • Experience with one- and two-family residential renovation and new construction projects.
  • Familiarity with NYC DOB NOW, BIS, and related filing platforms.
  • Experience responding to DOB plan examiner objections and coordinating revised submissions.
  • Knowledge of Support of Excavation plans, structural coordination, and construction sequencing.
  • Experience coordinating architectural drawings with mechanical, electrical, plumbing, and structural disciplines.
  • Familiarity with local zoning studies, feasibility assessments, and property development analyses.

Responsibilities:

  • Prepare complete AutoCAD architectural drawing sets for residential and commercial projects.
  • Develop drawings from initial concepts, field measurements, sketches, and project requirements.
  • Prepare zoning diagrams and zoning and building-code tabular analyses.
  • Produce floor plans, reflected ceiling plans, sections, elevations, construction details, and schedules.
  • Prepare demolition, framing, and Support of Excavation plans.
  • Develop lighting, power, and related coordination plans.
  • Prepare Energy Code analyses and supporting REScheck or COMcheck documentation.
  • Conduct zoning, building-code, and filing research for proposed projects.
  • Prepare construction documents for NYC DOB submissions.
  • Review project drawings for completeness, accuracy, constructability, and code compliance.
  • Respond to DOB plan examiner comments, objections, and requests for additional information.
  • Revise drawings and supporting documents based on agency, client, and internal review comments.
  • Coordinate design requirements with architects, engineers, contractors, clients, and internal project teams.
  • Track project milestones, filing status, outstanding comments, revisions, and approval requirements.
  • Assist with permit applications, filing packages, and project closeout documentation.
  • Maintain organized, accurate, and audit-ready project records.

Skills:

Proficiency in AutoCAD, architectural drafting, NYC residential zoning, the NYC Building Code, and New York City Department of Buildings procedures. Strong experience with DOB filing coordination, construction document preparation, zoning and code analysis, REScheck, COMcheck, and Energy Code compliance. Capable of preparing demolition, framing, Support of Excavation, lighting, and power plans while coordinating architectural work with structural, mechanical, electrical, and plumbing disciplines. Additional strengths include technical research, resolving plan examiner comments, project scheduling, document tracking, quality assurance and quality control, attention to detail, and independently managing multiple projects and deadlines.
