Maintenance Technician

Overview:
The Maintenance Technician Repair is responsible for ensuring all aspects of property maintenance meet or exceed established standards. This includes maintaining units, common areas, building exteriors, and grounds, as well as addressing service requests promptly. The role also focuses on asset preservation and delivering exceptional service to residents while upholding company guidelines.
Essential Duties and Responsibilities
General Maintenance & Repairs

  1. Perform routine preventative maintenance and repairs on HVAC systems, plumbing, electrical components, and appliances.
  2. Complete carpentry tasks such as drywall repair, painting, and general upkeep.
  3. Troubleshoot and resolve maintenance issues in both individual units and common areas.
  4. Provide superior customer service while maintaining a professional demeanor when interacting with residents, coworkers, and the public.
Property Inspections
  1. Conduct regular inspections of common areas, amenities, and building systems to identify maintenance needs.
  2. Maintain detailed records of inspection findings and completed work.
  3. Keep grounds, common areas, and building exteriors clean and free of debris or safety hazards to ensure excellent curb appeal.
  4. Respond to work orders by accurately assessing issues and completing necessary repairs.
Resident Service Requests
  1. Address and resolve resident service requests in a timely, professional manner, including electrical, HVAC, plumbing, and appliance repairs, as well as carpentry and other building fixture maintenance.
  2. Communicate effectively with residents regarding repair status and estimated completion timelines.
  3. Prepare apartments for market readiness, including painting, drywall repair, carpentry, carpet cleaning/repair, general repairs, and housekeeping.
  4. Complete unit turns promptly, reporting additional findings to the Maintenance Supervisor and Property Manager.
Safety & Compliance
  1. Ensure all work complies with company policies, local building codes, and safety standards.
  2. Follow proper safety procedures, use personal protective equipment, and report any hazards or potential safety risks.
  3. Maintain compliance with local, state, and federal regulations, including fair housing laws.
Emergency On-Call Duties
  1. Troubleshoot and resolve urgent maintenance issues with minimal supervision.
  2. Participate in the on-call rotation schedule to address emergency maintenance outside normal business hours.
Attire & SOP
  1. Wear appropriate attire (e.g., khakis, boots, collared shirt) as outlined by company policy. Company-provided clothing may be worn if available.
  2. Adhere to all Standard Operating Procedures (SOPs) and company manuals.

MAINTENANCE TECHNICIAN - ADDITIONAL REQUIERMENTS:
Basic knowledge of tools.
Ability to lift objects weighing 50 lbs. without the assistance of tools or devices.
Must be physically able to climb ladders, bend, or crawl into awkward spaces.
Must have a valid, clean drivers license.
Ability to operate and maintain a company vehicle.
Ability to multi-task, establish priorities.
Maintain professionalism while in contact with residents and employees.
Communicate and react with a sense of urgency.
Ability to work independently.
Ability to maintain a positive relationship with coworkers and supervisors.
Ability to use a smart phone and software apps.
Drug and background check required.
MAINTENANCE TECHNICIAN - SKILLS:
Entry Level Acceptable and Skills will be Developed.

Basic appliance repair plumbing, electrical, painting/patching, and carpentry skills.
Knowledge of tools and machinery and how to properly maintain and operate them, as safety is a priority.
