Building Automation System Lead Operator - JLL
What this job involves:
JLL is seeking a Building Automation System Lead Operator to join our facilities team. This position combines technical expertise with leadership responsibilities, ensuring optimal performance of computerized building automation systems while providing day-to-day oversight of the operator team. You will play a critical role in monitoring and managing building systems to maintain optimal operating conditions (temperature, humidity, static pressure, schedules, amps, etc.) while leading a team that provides 24/7/365 coverage. This role offers the opportunity to work with advanced building technology while developing your leadership and team management skills in a dynamic, mission-critical environment.
JLL is committed to your professional growth. We provide comprehensive onboarding and ongoing training on WebCTRL and other BMS platforms, leadership development programs for technical professionals transitioning into supervisory roles, and mentorship from our senior facilities management team.
What your day-to-day will look like:
Building Automation System Operations:
  • Monitor alarm screens across various BMS (Building Management System) platforms to ensure systems operate within specified parameters
  • Manage and dispatch alarms on various BMS systems, prioritizing critical issues and coordinating responses
  • Review pass-down communications and emails from previous shifts to maintain situational awareness
  • Review Corrigo for any open Priority Work Orders and ensure timely resolution
  • Review all alarm screens from the previous 24 hours to identify trends and recurring issues
  • Notify end users during off-hours regarding equipment in alarm status
  • Escalate site BMS alarms to customers, Sr. Operations Manager, Sr. Facilities Manager, and Facilities Manager as appropriate
  • Direct responses to major incidents impacting site operations and prioritize responses to critical alarms during site outages
  • Coordinate and administer client-specific work permitting processes

Team Leadership and Management:
  • Lead and manage a team of building automation system operators, ensuring continuous 24/7/365 coverage
  • Create and manage work schedules for the Building Automation System operator team to ensure 24/7 coverage is maintained
  • Approve and process employee timecards
  • Review and approve or deny PTO (Paid Time Off) requests
  • Conduct quarterly check-ins with team members to provide guidance and support
  • Conduct performance reviews for direct reports
  • Address performance issues and implement disciplinary actions for employees when necessary
  • Ensure all required training is completed on time for team members
  • Prepare and review emails regarding shift issues and alarm notifications
  • Complete other duties as assigned

Required Qualifications:
  • High School Diploma or equivalent
  • Minimum 2-3 years of hands-on experience with Building Automation Systems (BAS)
  • Experience with WebCTRL preferred, but candidates with transferable experience on other BMS platforms will be considered
  • General understanding of building automation systems and how they integrate with facility operations
  • Knowledge of commercial HVAC equipment and how it is controlled and alarmed in an industrial/commercial environment
  • Proficiency in Microsoft Word, Excel, and other Microsoft Office Suite programs
  • Strong written and verbal communication skills to effectively communicate with all customers, team members, and stakeholders
  • Ability to function effectively in a dynamic work environment
  • Ability to learn new concepts and ideas quickly
  • Demonstrated ability to multi-task and work both in a team and independently

Preferred Qualifications:
Leadership experience preferred but not required. Candidates with strong technical BAS background and demonstrated leadership potential (team coordination, mentoring, project leadership) will be considered for a developmental track into the lead role.
Additional preferred qualifications include:
  • Trade School education with an emphasis on HVAC systems
  • Specialized training or certification in BAS (Building Automation Systems) or HVAC Systems
  • Previous experience working in CMMS (Computerized Maintenance Management Systems)
  • Experience leading or supervising technical teams in a 24/7 operational environment
  • Familiarity with multiple BMS platforms beyond WebCTRL
  • Experience conducting employee performance evaluations and progressive discipline

Estimated compensation for this position:
91,520.00 - 91,520.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
