Summary of Responsibilities
The Building Equipment Mechanic performs routine building maintenance work across campus facilities and equipment, while supporting modern and emerging building technologies. Under general supervision, this position is responsible for preventive maintenance, use of automated and robotic equipment, building inspections, and basic repairs in plumbing, electrical, carpentry, mechanical, and building systems.
This role is a key operational team member, supporting campus comfort, sustainability, safety, and event readiness through customer service, building automation systems, inspection technologies, and field observations. This position is union covered, reports to the department supervisor, and works a regular shift of 6:00 a.m. - 2:30 p.m.
ESSENTIAL FUNCTIONS
Maintenance & Repair
  • Perform routine maintenance and minor repairs on building systems including HVAC, plumbing, electrical, general carpentry, painting, and other related duties.
  • Maintain and repair pipelines, pumps, motors, fans, temperature control equipment, valves, dampers, and safety devices, monitoring devices, fire alarms, and intercom systems.
  • Perform minor repairs such as replacing switches, fixtures, valves, motors, and electrical components
  • Troubleshoot and repair of campus equipment and infrastructure
  • Inspect building systems and report deficiencies or potential failures
  • Operate hand and power tools safely and effectively
  • Perform basic installations and light construction projects
  • Clean clogged drains, clear sewer lines when appropriate, and replace broken windows or damaged partitions
  • Respond to work orders and maintenance requests in a timely manner
  • Ability to or possess forklift, Z-Lift and Scissor lift certification. Provide supervision of their use and maintenance. Assist with facilities and college projects that necessitate the use of the lifts.
Preventative Maintenance
  • Perform assigned preventive maintenance (PM) tasks on equipment and systems
  • Follow established PM schedules and checklists
  • Document completed work and observations in the work order system
  • Assist in identifying recurring issues and maintenance needs
  • Assist in resource conservation management
  • Operate small unmanned aerial systems (drones) to perform visual inspections of roofs, façades, exterior systems, and other hard-to-reach areas, in compliance with college policies and applicable regulations
  • Capture photos, video, and written observations to document building conditions and maintenance needs
  • Support facilities staff by identifying visible defects, wear, or safety issues during inspections
Systems and Data
  • Enter work orders, labor, and basic asset data in CMMS (Megamation or equivalent)
  • Updated equipment notes, condition observations, and repair history
  • Review assigned system alerts or notifications and report issues to senior staff
  • Navigate building automation systems and dsshboards.
  • Monitor and assist with managing building lighting control systems, including automated and scheduled lighting
  • Use Direct Digital Controls (DDC) and building automation systems to support HVAC operations, occupant comfort, and energy efficiency
  • Support LEED-certified or high-performance buildings by assisting in the monitoring of temperature, air quality, and comfort conditions
  • Use inspection and diagnostic tools-such as infrared cameras, CO2 sensors, thermostats, and handheld meters-to observe, document, and track building performance and occupant comfort
  • Record findings and report trends, anomalies, or comfort concerns to supervisors or facilities staff for corrective action
Team Support & Growth
  • Work collaboratively with Custodial Staff, Grounds Staff, and campus partners
  • Maintain parts inventories, inspection records, equipment maintenance logs, and comfort observation data
  • Maintain building O&M manuals and blueprint files
  • Learn campus building systems, equipment, and maintenance procedures.
  • Participate in training and skill development opportunities.
  • Participate in training to improve skills related to safety, automation, inspection tools, and emerging facilities technologies
  • Ability to work effectively with diverse departmental staff, students and vendors
  • Regular and satisfactory attendance and punctuality

QUALIFICATIONS
  • Post-high school education, technical training, or relevant certifications in facilities maintenance or a skilled trade
  • Physical ability to perform job duties, including bending, lifting up to 50 pounds, and accessing all areas of campus buildings
  • Foundational experience or training in at least one core trade (HVAC, electrical, plumbing, carpentry), with the ability to support across multiple trades
  • Ability to develop a defined area of technical specialization while contributing to overall team operations
  • Ability to learn building systems, maintenance practices, and campus infrastructure
  • FAA Part 107 Remote Pilot Certificate, or ability to obtain within six months of hire
  • Valid Washington State driver's license
  • Basic computer skills, including Microsoft Outlook, Word, and Excel; ability to learn CMMS/work order systems
  • Strong verbal, written, and email communication skills
  • Demonstrated customer service skills in a campus or customer-facing environment
  • Ability to work both independently in a specialized function and collaboratively as part of a coordinated facilities team

Preferred Qualifications:
  • Entry-level experience in facilities maintenance, construction, or building operations
  • Experience or interest in developing expertise in a specific focus area, such as:
    • HVAC systems or controls
    • Electrical systems and lighting controls
    • Plumbing or mechanical systems
    • Event setup and campus operations
    • Grounds, exterior systems, or site infrastructure
  • Experience with building automation systems (BAS/DDC) or mechanical systems
  • Familiarity with preventive maintenance practices and equipment operation
  • Experience with or ability to learn emerging technologies, including:
    • Building automation systems
    • Robotic maintenance or custodial equipment
    • Inspection tools (infrared cameras, air quality sensors, temperature monitoring devices)
  • Experience working in LEED-certified, sustainable, or high-performance buildings

Compensation & Work Schedule
This is a 40 hour per week position working a regular shift of 8:00 a.m. - 4:30 p.m.. This is a union covered position. As defined by the current classified bargained agreement, newly hired employees shall be placed between Step 1 $6,242 and Step 5 $6,625 of the salary schedule in Appendix A of the IUOE Bargaining Agreement. Ongoing (Step 6- Step 11) step advancement is defined by the IUOE bargained agreement. Salary placement for current IUOE employees is per the IUOE bargained agreement.
