Job description

Summary

The purchasing manager leads the day-to-day operations of the Purchasing department and serves as a central hub connecting Construction, Sales, Design Center, CAD, and Warranty — providing the resources, information, and support these teams need to deliver an outstanding homebuilding experience. The purchasing manager directs procurement of all labor and materials, manages customer change order pricing, and assists the VP of Purchasing & Estimating with budgets and the Quality Features & Specifications sheet. The purchasing manager also leads, mentors, and hires the purchasing team and builds and maintains trade partner relationships that support quality, value, and the exceptional customer experience we strive for. Reporting discrepancies and any irregularities in bids or budgets to the VP of Purchasing & Estimating is also a duty of the purchasing manager.


Essential Duties and Responsibilities

Include but are not limited to the following:

•      Directs, manages, and oversees the purchasing and procurement of all construction labor and materials in a cost-effective and timely manner

•      Manages the pricing and processing of all customer change orders, including distribution for approval, documentation, and buyout after approval

•      Assists the VP of Purchasing & Estimating in establishing and maintaining budgets for subdivision indirect costs, base home costs, options, and elevations

•      Assists the VP of Purchasing & Estimating in maintaining and updating the Quality Features & Specifications sheet

•      Leads, mentors, and develops the purchasing team, identifying training needs and implementing programs to build skills and knowledge

•      Oversees recruitment, hiring, and performance evaluations for the purchasing team, making personnel decisions as necessary to maintain a high-performing team

•      Oversees bidding protocols, processes, and trade partner negotiations to secure competitive pricing and quality

•      Administers vendor and manufacturer rebate and model home programs

•      Establishes and maintains trade partner relationships that support quality, value, and the exceptional customer experience

•      Provides estimates for price requests from internal teams and customers in a timely manner

•      Maintains and updates Sage parts and assemblies with the Estimating department

•      Maintains and updates subcontractor Scopes of Work

•      Assists the Design Center Manager in procuring samples, literature, and pricing to support customer selections

•      Collaborates with Construction, Sales, Design Center, CAD, and Warranty, and partners with Construction Managers to ensure they have the information, purchase orders, and resources needed to build on time and to specification

•      Assists the Estimating team as needed

•      Performs other duties as assigned by the VP of Purchasing & Estimating


Job Performance Standards

1.      Bid sets and purchasing documentation distributed within 48 hours of receipt from drafting

2.      Phase I purchase orders issued within 2 weeks of permit plan distribution

3.      Phase II purchase orders issued prior to start of rough trades

4.      Variance PO requests and Change orders processed within 24 hours

5.      Purchasing Agents supported with timely guidance and issue resolution


Required Knowledge, Skills and Abilities

•      Strong negotiation and vendor management skills

•      Ability to perform detailed budget analysis and cost control

•      Proven leadership and team management ability

•      Proficiency in both oral and written communication

•      Maintain effective working relationships with co-workers, trade partners, and Production/Construction teams

•      Flexible work hours between 7 AM to 6 PM approved by supervisor; working some overtime and weekends if necessary

•      Reading, writing and speaking skills (in English)

•      Working knowledge or proficient in computer programs such as Outlook, Excel, Word, and ERPs


Acceptable Experience and Training

•      5+ years of homebuilding or purchasing experience, including prior supervisory experience preferred

•      Bachelor's degree in Business, Construction Management, or related field preferred, or an equivalent combination of education and experience

•      Related work experience preferred


Certificates and Licenses Required

Valid driver's license and reliable transportation
