Job description

Builder Project Manager with experience building in Cobb County required.
Position Summary:
This position acts as Brock Built Homes field representative in charge of all or part of the production phase in assigned projects/communities. The builder manages all activities of company members, trade contractors, material suppliers and inspectors within the assigned community. The Builder oversees the construction of all homes in assigned community and to be the responsible party for ensuring that each home meets Brock Built Homes quality goals and is completed within budget and on schedule. The builder is responsible for managing the customerโ€™s expectations from contract through closing and warranty. In addition to the Builderโ€™s supervisor and direct reports, the Builder interfaces primarily with Sales Agents, Home Buyers, Sub-contractors, material suppliers, the Permit/Warranty Coordinator, and Construction Manager in performing this job.
Position Requirements/Responsibilities:
  • Manages building process from contract through warranty
  • Ensures that Brock Built Homes standards and specifications are met on all homes
  • Keeps abreast of construction industry trends
  • Has good working knowledge of all trades and Brock Built Homes scopes of work
  • Works closely with Construction Manager to address pricing, supply, material and management issues
  • Makes appropriate field production decisions and accepts responsibility for them
  • Starts and closes the number of homes scheduled
  • Ensures construction schedule meets or exceeds established milestones and deadlines
  • Conducts weekly community production meeting with community team, including Sales Agent
  • Walks every home under construction every day and inspects work in progress
  • See that homes are cleaned as needed
  • See that yards of completed homes are consistently maintained
  • Establishes and enforces all safety measures; maintains a safe working environment
  • Ensures that only approved trade contractors are used in specific trades
  • Manages the trade contractor schedule process and ensures job-readiness before trade contractor arrival
  • Approves all construction related expenses making certain that all products and/or services have been received and/or that all work is complete to the quality and standards of Brock Built Homes, LLC Inspects all finished trade contractor work and verifies 100% complete before approving purchase order payment
  • Notifies Construction Manager of any delays or acceleration in construction stages in order to ensure selection deadlines stay aligned with construction stage of the home
  • Follows field change order procedure to Construction Manager when any field changes in products used in or on the home are made
  • Enforces Brock Built Homes standards and methods of construction with all sub-contractors
  • Organizes community production team and assigns specific day-to-day responsibilities
  • Enforces company standards and policies for community team members
  • Attends job start meeting and presents any unresolved construction or budget issues for resolution
  • Constantly monitor all warranty related expenses and hold subcontractors accountable for their work
  • Manage customer expectations and satisfaction
  • Conducts site orientation meeting with Sales Agent and home buyer
  • Leads contract and plan review meetings with customers and community Sales Agent to finalize customer specifications for their home
  • Conducts pre-drywall walkthrough with customer
  • Coordinates with community Sales Agent and others to answer or find answers to questions or concerns the customer may have during construction
  • Handles any possibly negative situations diplomatically and professionally. Knows when to say no and how to do it in a way that does not offend the customer
  • Attends the homeowner orientation walkthrough
  • Completes homeowner orientation walkthrough list before closing
Technical Requirements
  • Minimum 5 years experience in homebuilding and/or commercial construction
  • High School Diploma or equivalent. College Degree preferred
  • Computer proficiency (Microsoft Word, Excel)
  • Ability to read and interpret construction drawings
  • Possess good organizational skills with attention to detail
  • Possess clear communication skills both verbal and written
  • Effectively and efficiently handle multiple projects simultaneously
  • Interact with people calmly and professionally so as to reflect a positive image for the company
  • Solve problems in a prompt manner with the ability to analyze and put together a plan of action
  • Handle stressful situations with a level head and low emotional level
  • Have a valid driverโ€™s license in order to drive personal car or company vehicle from office to job sites
  • Hold the following certifications: Level A1 Georgia Soil Erosion Certification; Residential Building Contractor ( International Code Council)
Physical Requirements
  • Must be physically fit with a high endurance level and aware of safety
  • Move quickly with good coordination in order to meet deadlines, i.e.: climbing stairs, walking homes and inspection of lots in all weather conditions
  • Must be able to perform the following activities: bending, stooping, twisting and squatting, kneeling, descending stairs, work on ladders, work on uneven terrain and work above shoulder level
  • Carry or move objects without assistance as boxes or building materials weighing up to 74 lbs
  • Ability to walk construction sites and wooded undeveloped property
  • Ability to read and interpret construction drawings
