HVAC amp; Boiler Maintenance Technician

Department: Property Management
Reports To: Maintenance Supervisor / Property Manager

Job Summary

The HVAC amp; Boiler Maintenance Technician is responsible for the installation, maintenance, troubleshooting, and repair of HVAC systems and boiler equipment across the Companyโ€™s portfolio of properties. This role serves as a technical resource for heating and mechanical systems and supports general maintenance needs as required.

This position requires travel between properties and participation in an on-call rotation to respond to urgent maintenance issues.

Key ResponsibilitiesHVAC amp; Boiler Systems

  • Diagnose, repair, and maintain HVAC systems, including furnaces, condensers, air handlers, and ductwork
  • Perform preventative maintenance on HVAC systems to ensure optimal performance and efficiency
  • Troubleshoot and repair boiler systems, including hot water and steam systems
  • Monitor system performance and recommend repairs, upgrades, or replacements as needed
  • Ensure all work meets safety standards, manufacturer guidelines, and local code requirements

Property Maintenance Support

  • Assist with general maintenance tasks as needed, including plumbing, electrical, and basic carpentry
  • Support unit turns (make-readies) when HVAC-related work is required
  • Conduct property inspections to identify mechanical or system-related issues

Emergency amp; On-Call Support

  • Participate in an on-call rotation to respond to after-hours maintenance emergencies
  • Respond promptly to HVAC/boiler-related outages and urgent repair needs

Travel Requirements

  • Travel to multiple properties as needed to perform maintenance and repairs
  • Utilize personal or company vehicle to service assigned properties

Safety amp; Compliance

  • Ensure compliance with all OSHA guidelines and local building codes
  • Maintain a safe working environment and proper handling of tools and equipment
  • Properly store and manage refrigerants and other regulated materials

Documentation amp; Communication

  • Accurately document all service requests, repairs, and preventative maintenance
  • Communicate clearly with property managers regarding system issues and repair timelines
  • Maintain inventory of HVAC parts, tools, and supplies

Qualifications

  • 3+ years of HVAC and/or boiler repair experience (required)
  • EPA Certification (required)
  • HVAC certification or trade school training preferred
  • Experience with residential or multifamily systems strongly preferred
  • Strong troubleshooting and diagnostic skills
  • Valid driverโ€™s license and reliable transportation
  • Ability to work independently and manage time across multiple locations

Physical Requirements

  • Ability to lift up to 50 lbs
  • Ability to climb ladders, work in confined spaces, and perform physical labor
  • Ability to work in varying weather conditions

Work Schedule

  • Full-time position
  • Must be available for evening/weekend on-call rotation
