Job description

Management Services Corporation (MSC), family owned and operated for over 50 years, is a leading property management firm with properties throughout Virginia, and one of the Caton Companies. We are seeking a Licensed Plumber (Maintenance Technician) for our Charlottesville properties. The work of The Caton Companies is work that matters to our communities and to society. Job Responsibilities

Installs, maintains, and repairs pipes and fixtures associated with heating, cooling, water distribution, and sanitation systems in residential apartments and homes and in commercial structures. Fixes and replaces domestic appliances, such as dishwashers, disposals, and water heaters. Inspects drainage and other plumbing systems for compliance with local and national regulations. Performs preventative maintenance repairs on all systems. Oversee complex repairs and train staff to complete complex repairs on all plumbing systems. Completes repairs/replacements of routine general maintenance items and light electrical, drywall, and carpentry work as needed.

  • Interpret blueprints and building specifications to map layout for pipes, drainage systems, and other plumbing materials
  • Interpret existing building plumbing through visual inspections for best problem-solving practices
  • Install pipes and fixtures, such as sinks and toilets, for water, gas, steam, air, or other liquids
  • Install supports for pipes, equipment, and fixtures prior to installation
  • Assemble fittings and valves for installation
  • Modify length of pipes, fixtures, and other plumbing materials as needed for a building
  • Use saws and pipe cutters as necessary
  • Troubleshoot and repair domestic, sanitary, and storm water systems, including water heaters
  • Collaborate with contractors, construction workers, electricians, pipefitters, and steamfitters in installing and repairing plumbing
  • Test plumbing systems for leaks and other problems
  • Analyze problems and identify appropriate tools and materials for repair
  • Choose plumbing materials based on budget, location, and intended uses of building
  • Follow health and safety standards and comply with building codes
  • Write report documenting the problem and summary of actions taken
  • Perform inspections of plumbing systems to identify and replace worn parts
  • Prepare bids and schedules and oversee other workers, such as apprentices and helpers
  • General maintenance work as needed or as directed by management
  • Perform routine preventative maintenance repairs on all plumbing related systems, including but not limited to fire suppression systems, boilers, and septic systems.
  • Participate in all weather-related emergencies, including snow removal and other inclement weather preparedness and recovery operations.
  • Participate in the routine On-Call schedule.

Position Type and Expected Hours of Work

This is a full-time position; typical work hours and days are Monday through Friday, 8:00 a.m. to 5:00 p.m. Overtime and weekend hours possible during busy turnover season and as weather and business needs require. Night manager on-call rotation for additional pay.

Required Education and Experience

  • Excellent communication skills
  • Must have ability to utilize mobile cellular device for many functions in this position.
  • Knowledge of apartment or home repairs or maintenance acquired by at least one year of experience.
  • Must have knowledge of OSHA safety rules and regulations.
  • Boiler experience
  • Must have 3 years plumbing experience
  • Must have a Tradesmen license issued by the DPOR, or be able to obtain a Tradesmen license within 90 days of employment.
